The proposed plans for 900 King Street continue to raise difficult traffic and private-road issues. The senior living complex would add both motor vehicle and pedestrian traffic to local streets, including Arbor Drive. Arbor Drive is a private road that is owned and maintained by the property owners in an adjacent residential area. Among other things, Sunrise is proposing to add wide sidewalks to and from King Street and a crosswalk across Arbor Drive using an easement granted to the nearby school district. Efforts are underway to identify all the safe streets issues and to reach a road-usage agreement prior to the demolition of the office building.

Rye Brook is considering an amended site plan for the massive senior living complex to be built at 900 King Street. One of the most striking changes would be the appearance of the upper-level balconies. If approved by the Village, the solid walls for the balconies on the independent living and assisted living buildings would be replaced with open vertical picket guardrails like those shown below in the drawing by HKS Architects. After suffering far too many hits for too many years, the King Street Bridge is finally getting some long-overdue help from the state. Effective Feb. 16, 2026, a violation for hitting a bridge with an oversize vehicle will result in a penalty of 8 points against the trucker's driver's license. And it takes just 11 points in a 24-month period to trigger suspension of a driver's license. . . But will this cut the number of bridge hits? The High Point Center for Care at Purchase College opened its assisted living, enhanced assisted living and memory care facility to local seniors this spring. The center is the latest addition to The Broadview community. It is comprised of 220 apartments and villas for seniors ages 62 and older, and it is managed by industry leader Life Care Services®.

New plans were approved for 170 apartments at 1165 King Street, the current site of the Greenwich Woods Rehabilitation and Health Care Center.

Greenwich Woods new 8-30g application reduces apartments to 170 in a 4-story building, to stay within the 50,000 gallon per day maximum per day sewer agreement with Westchester. Also, their engineers developed an alternative private sanitary treatment system to comply with CT's requirements for an on-site sewage treatment facility. https://bit.ly/45O18zk

The site plan application for 900 King Street was approved by the village of Rye Brook without an updated traffic impact study. The project description in the application filed on Feb. 20, 2025 includes the removal of the existing 215,000 sq. ft. office building and the existing 595 parking spaces. It also includes the construction of an age-restricted senior housing facility consisting of 20 townhouses, a 126-unit independent living building, an 85-unit assisted living facility, and 242 parking spaces. The application was submitted by Peter Duncan on behalf of 900 King Street Owner LLC and Clyde McGraw on behalf of Sunrise Development Inc. in McLean, VA. The project is expected to result in more traffic on Arbor Drive (see below drawing dated April 23, 2025). Additionally, based on the 2018 traffic study, the project will cause traffic conditions to be at or over capacity during peak travel times at the intersections of King Street with Anderson Hill Road, North Ridge Street, Betsy Brown Road, and the CT/NY on/off ramps to the Hutchinson River Parkway/Merritt Parkway at King Street and Glen Ridge Road.

Traffic and safety-related issues are still top of mind as the plans for the 900 King Street senior living complex appear on the agendas again for the June 10th meeting of the VRB Board of Trustees and the June 12th meeting of the VRB Planning Board. The sign is from the amended site plan approval drawings. Presumably, it would say Rye Brook instead of Huntington, if approved.

Update on proposal to tear down the office building and redevelop the 900 King Street site. . . The NY State Dept. of Transportation has notified the Village of Rye Brook that a more current traffic impact study will be required. The NYDOT's letter and other key documents are on the agenda for the May 8th public meeting of the VRB Planning Board. The May 8th hearing was adjourned by the applicant. Construction on the Glenville Corridor Traffic Improvements project starts March 31, 2025. This project will help ease the traffic caused by two private schools on King Street and nearby access to the Merritt/Hutchinson Parkway via King Street. It will also add safety features for motorists, bicyclists, and pedestrians, including wider roads, better sidewalks and new traffic signals. The project will take a year to complete, and it may involve some minor detours and lane closures. But the results will be well worth it. What's happening with 1188 King Street? The Greenwich Time is reporting that the former nursing home could become an assisted living facility with 20 residential units. The plans call for one- and two-bedroom residences with private outdoor recreation areas. A rendering of the exterior is shown below,. Revised plans for 900 King Street are expected soon. As reported by the Westmore News in its final edition, the Village has granted another extension of time to the owner and the "contract vendee" to take action on the site plan that was approved in Sept. 2021. The Westmore News has done a truly awesome job of reporting on the many aspects of this long-delayed project, as well as publishing all the other news-worthy articles and insightful editorials that have influenced the thinking of Rye Brook and Port Chester residents over the past 60 years. Many thanks to Richard and Jananne Abel for all their hard work, and best wishes for their continued success in whatever challenges they choose to tackle in the next chapter of their lives.

Progress continues to be made for the development of 900 King St. into an age-restricted senior living community after a period of dormancy.
