Due to conflicting schedules, the GPPOA Board of Directors will now be conducting the neighborhood walkthrough inspection/board meeting on Saturday, October 25th, at 8:30 AM. Any property owner may attend, if desired. Emails will be sent to specific property owners after the inspection if there is anything that needs to be addressed, which is the process that we have used for years.

Thanks for making our neighborhood remain one of the best ones in Effingham County!

Property Owners:

This post serves as my quarterly communication with you, and the following are various points for your awareness:

1. Neighborhood Walkthrough Inspection: the GPPOA Board of Directors will execute a walkthrough inspection on Saturday, October 18th, and they do this twice a year. The Self Inspection Guide has been emailed to all property owners and can be used to ensure that your property is good-to-go with the upcoming inspection. Also, please remove any dead landscaping, to include dead trees. Per our covenants and restrictions, please submit a variance request for large trees' removal.

2. Variances: please email all variance requests to [email protected], and simply provide the 5Ws of your request (who, what, when, where, and why). The GPPOA Board of Directors will quickly address your variance request. Also, you are encouraged to go ahead and submit a variance request even when in doubt if you need to submit one.

3. Covenants & Restrictions Infractions Process (CRIP): the revised CRIP has been emailed to all property owners.

4. Property Owner Roster: the updated roster has been emailed to all property owners.

5. Lanterns: some property owners have expressed adding a gas lantern on their property at their own expense in order to match the existing gas lanterns that our neighborhood has. Please contact GPPOA Board Member, Jeff Strauss, if this interests you. Jeff's cell is 610-496-8346 and his email is [email protected].

Side note: since returning this past August to the GPPOA Board of Directors, I have noticed that a couple of property owners have not been very "neighborly" with their neighbors and with the GPPOA Board of Directors. My intent of highlighting the previous is simply to encourage all of us to incorporate the Golden Rule ("Do unto others as you would have them do unto you.") as we interact with one another. Let's continue to keep our neighborhood a great place to live.

A message from the new GPPOA Secretary/Treasurer, Michael Oliver:

Dana Stickler has resigned being the GPPOA Secretary/Treasurer due to the pending sale of her home and move. The GPPOA Board of Directors asked if I could replace her, I agreed, and they unanimously approved me becoming the GPPOA Secretary/Treasurer on August 19th.

Moving forward I will send all property owners a quarterly email highlighting anything relevant. This same information will be posted on our Facebook account. I will send additional emails only when needed.

Reminder to please submit all variance requests to the GPPOA's email address for the GPPOA Board of Directors' consideration. Variances should be submitted for a variety of reasons like changing your landscaping, cutting down large trees, having a trailer (or anything else other than a registered automobile) in your driveway longer than 72 hours, etc.

Also, the GPPOA Board of Directors will conduct another neighbor walkthrough inspection sometime in October. Please use the emailed self-inspection checklist between now and then to ensure that your property is good-to-go.

Finally, I look forward to serving our great neighborhood again, and thanks for making our neighborhood one of the best in Effingham County!
