Applewood Estates Homeowners Association Applewood Estates is an Homeowner Associaton (HOA) organization in South Richland, WA which consists Welcome to Applewood Estates!

It is a superb place to live in Richland, WA where we have 300 sun filled days for river action on the Columbia, Snake and Yakima rivers. Our location is just minutes away from 4 large grocery stores, and other specialty shops. We are also close to the Keene Road walking path, Badger Mountain Park & Trail, great restaurants, top schools, places of worship, and health facilities. We have more than

160 wineries within a 60-mile radius, producing some of the finest wines in the world. Most importantly, Applewood Estates has friendly neighbors and is a very safe community of 202 homes. Homeowners take great pride in keeping a clean looking neighborhood. With an active Homeowners Association (HOA), Applewood is able to keep home values high without being hypercritical to their fellow homeowners. The HOA is responsive to the community development and has formed several committees designed to address a wide range of issues and events. The HOA seeks input from homeowners to make sound decisions regarding the direction of the community development. We hope you agree that Applewood Estates is an appealing place to live. Communication is the key to our success and the HOA works hard to keep all homeowners updated on community issues and events. Above the annual meeting, the HOA use email, our website and Facebook as a convenient tool to communicate with homeowners.

Nacho is a Sphynx cat who lives on Cortland Avenue and responds to his name. He is an indoor cat that accidentally got outside this morning around 9:20 a.m.

Nacho is not wearing a collar and is not microchipped. If you see him or can safely secure him, please reply to this email or call me, and I will immediately put you in touch with his owner.
Please check around your yards, garages, sheds, and other sheltered areas, as indoor cats often stay close to home and hide nearby. Thank you for helping bring Nacho home safely.

Community Sale Update - Thank you to everyone who participated in this year's Applewood Estates Community Yard Sale. We had 25 registered sales throughout the neighborhood, and, perhaps even more encouraging, shopper traffic appeared stronger than in recent years.

The weather cooperated, the neighborhood looked great, and we hope everyone had a successful and enjoyable weekend. Whether you were clearing out a few items, finding some treasures, or simply visiting with neighbors, events like these help build a stronger community.

We have some fun and positive news to share, actually, make that GOOD NEWS TIMES THREE!

First, Mother Nature must be an Applewood resident because just as KID Irrigation began its 10-day water outage… the rain arrived right on cue! Timing could not have been better, and I think many lawns (and homeowners) are breathing a sigh of relief.

Second, please join us in welcoming Susan Zimmerman as our newest ARC Committee member! Susan will be a wonderful addition to the HOA team, and we truly appreciate her willingness to volunteer her time and help support our community.

Third, and maybe most visibly, the Applewood rock signs are now illuminated! The lighting really adds a classy and welcoming touch to our neighborhood entrances. A special thank you goes out to HOA board member Wright Beach who made them come to life. Also, to Pam Aker, David & Juliet Kobus, and the Valdez Family who originally purchased and donated the rocks years ago during the Westcliffe block wall construction project. Your contribution continues to make a lasting impact and helps keep Applewood looking beautiful.

These are just a few examples of what makes Applewood such a great place to live and why our home values remain strong. In fact, our most recent home sale went pending in just ONE day!

We know this season has already had a late start, and this won’t help. KID has announced a temporary irrigation water shutdown starting May 8 for about 10 days. Please see the details below and plan ahead with a deeper watering before the interruption.

PRESS RELEASE:

KENNEWICK, WA - Kennewick Irrigation District (KID) is informing customers of an upcoming temporary shutdown of water service related to repairs at the Chandler Pumping Plant, the federal facility owned and operated by the U.S. Bureau of Reclamation that serves as the main source of KID’s water supply.

One of the plant’s two pumps is currently out of service after issues were identified during routine maintenance. The remaining pump is meeting current demand, but both pumps will be needed as water use increases later next month.

To return the pump to service, a temporary shutdown will be necessary beginning Friday, May 8. The shutdown is expected to last approximately ten days, with repairs being completed by Monday, May 18. These dates may change slightly in the coming days, and as more information becomes available, updates will be provided to the community.

During the shutdown period, water deliveries through KID’s canal system will be unavailable, with limited exceptions. Service will be restored as quickly as possible once the repairs are complete. Customers are encouraged to visit the District Water Status Map at KID.org for area-specific information during the interruption.

Customers may consider giving lawns and landscapes a deeper, thorough watering ahead of the shutdown, while continuing to follow the District’s voluntary watering schedule prior to that date.

Because the Chandler facility is owned and operated by the Bureau of Reclamation, KID does not control plant operations. However, the District is working closely with Reclamation to minimize impacts to the community and to keep customers informed as repair work moves forward.

The HOA would like to provide a clear update on the situation and offer some practical short-term solutions while we wait for full service. According to the Kennewick Irrigation District (KID), the delay has been due to a mechanical issue requiring the replacement of a pump that services our area. That pump replacement has now been completed. At this stage, the only remaining step before irrigation water can be restored is a required electrical inspection on that pump. This inspection is currently anticipated to be completed next week, after which service should resume shortly thereafter.

If using city water, it’s best to water less often but more deeply. This encourages stronger root growth and helps lawns better withstand heat and stress. Your HOA Team appreciates everyone’s patience as this issue is resolved. While the delay has been frustrating, progress is being made, and we expect irrigation service to return soon. We will continue to keep residents updated as soon as we receive confirmation from KID.

As spring arrives, many of our homeowners are eager to begin outdoor improvements and home projects. This is a great time to enhance your property, but the HOA would like to remind everyone that many exterior projects require approval from the Architectural Review Committee (ARC) before work begins.

The ARC plays an important role in preserving our community’s standards, maintaining aesthetic consistency, and protecting property values. Whether you are planning to build, modify, repaint, landscape, or make any exterior changes, you must first submit your plans for review.

ARC Guidelines & Process: All property owners planning to construct accessory structures or make exterior modifications must submit a Project Request Form (PRF) along with supporting materials such as sketches, photos, color samples, or material descriptions. All work must also comply with City of Richland building codes and any required permits must be obtained.
While the HOA governing documents allow up to 60 days for review, most projects are typically approved within 1 to 5 days when complete information is provided. Submitting detailed materials helps speed up the process.

It is also a busy time for contractors, and you may feel pressure to start projects quickly due to availability or weather. Please don’t let that pressure override the approval process. Taking a few extra days to get ARC approval will help avoid added stress, potential rework, or compliance issues later.

We would like to share an important update from the Kennewick Irrigation District (KID). Their latest forecast indicates that this year’s water supply is projected to be only 44% of normal, marking a potential fourth consecutive year of drought in our area.

Applewood did a great job conserving water last year, and those efforts made a real difference. With everyone’s help again this year, we can work toward minimizing the impact of limited water supply.
