Bids came in tonight 9/5 for complete restoration. One at 5.1 and another for 5.4 million. Onward we go. The 5.1 bid will be itemized and sent to the insurance for their approval and to fund the work. It's been slow. It's been arduous. I'm convinced that important projects require persistence, patience, and cooperation. The recommended bidder is Wolf Creek Construction as they were the lowest and submitted all the required bonds and licenses.

Here we go again. Today there was another mandatory pre bid meeting for the rebuild. This is going to be our last attempt. Our previous bidder could not post bond so we had to start all over. I'm happy to say that we had four general contractors arrive and I know that two are definitely going to bid and can post bond. However I've been hearing this for 2 years now. We will know the fate of her at city council on September 5th. If we have no bidders...we have to call it quits. I will know that we (and council) have done absolutely everything to save her. When so many things are being torn down--let's hope we save this one. We will know soon.

Last night, City Council agreed to move forward with the rebuild on our McIntosh house. I meet with Pickering Associates (Sean Simon), Friday, to plan the overall design and begin drawings to put the ENTIRE project out to bid. We think we can do this. And if we can. We WILL. It's been a long time since you have heard from me. I'm proud that our council is honoring the wishes of all of you to "try."

A fire occurred in the McIntosh Building that resulted in a catastrophic loss. The City of Ravenswood filed a claim with their insurance (full replacement coverage). An adjuster who determined the value of the loss of the building at $1,106,133.10. On August 20, 2021, the City received a check in the amount of $959,415,14 pursuant to the loss estimate and the policy.

The City of Ravenswood hired Pickering Associates, an engineering firm, to develop plans and specifications for the immediate replacement of the roofing system to mitigate any further damage caused by weather and exposure. Upon completion of the plans and specifications, bids were solicitated for the roof replacement and following bids were submitted and opened on January 18, 2021.

Wolfcreek Construction: $1,212,300
CDC Construction: $1,044,000
Dan Hill Construction: $1,007,150

Inasmuch as the bid exceeds the lost estimate provided by the adjuster the City of Ravenswood requests that the company provide us with the next step in this process. It is obvious that the total cost of the project would far exceed the estimate.

We currently have three contractors who are holding million dollar bid bonds. As a result, we request a response by February 28, 2021 so that we can develop a plan to finance moving forward on this project with addition insurance monies.

This project had to be rebid. We had potentially two bids but one firm had the lead project manager quit 4 days from the deadline. We cannot go with one bidder. That will never tell us the market, etc. So many reasons. So...we put it out to bid again. Honestly it seems work stops from deer season to after New Year's. So here we are. And I'm assured that the house will be ok and we can do this. Bid meeting is 6 January. Open them on 18 January.

Here we are. Some progress. Roof framing and details have been completed. 3D scanning completed. Advertisement for bids will appear in Tuesday 16 November's paper. Bids are also posted on https://www.cityofravenswood.com/bprc/page/mcintosh-house-roof-bid. Bids will be opened on 14 December 2021 during a special City Council meeting at 7pm. Certainly not nearly as fast as we'd have hoped. But we will get there. City of Ravenswood WV A long missing finial originally on the turret will be replaced. The scalloped shingle design details will return. And just for you to think about...the white trim was orginially green. Let's add some black shutters while we are at it. ;)
