General information

We are asking for everyone’s support in attending the Randolph Township Planning Board meetings regarding the Kushner’s revised development proposal (on Old Shunpike Rd & Brookside Rd). It is Kushner’s plan to utilize the 2009 Conversion Law to convert the already approved “age-restricted senior” housing to TWO 3-story “non-age restricted apartment” buildings (including low income housing). We are ASKING for all residents and neighbors in Randolph to attend this meeting. It is crucial to have the masses at all of the upcoming meetings, including this one, so that the Planning Board will vote this down. If you think you are not affected, here are some examples of how you would be: • Traffic Concerns: Additional 100 cars will utilize Brookside Road, as well as the entrances to both Old Shunpike Road and Ariel Drive (to Barbara Drive) to access the entrance of these apartments. More vehicles will also use Knightsbridge as a shortcut. Sussex Tpk will become even more congested. Our "town center" area will already be congested before its fully developed. • Safety Issues: Increase chance for car accidents with children and adults riding bikes, or walking the dogs. Due to small area within the apartment complex, these rental tenants will be mingling in all the local neighborhoods for recreational activity. • Decrease in Property Values: Everyone within the area (Harvey Terrace, Jason Lane, Knightsbridge, Pleasant Ridge Estates, etc.) will see a decrease in property value due to these apartment complexes within plain sight of all your homes. As it shows on Kushner’s current plans, these will be TWO 3-story buildings on the highest point in this land which will be visible to everyone. • School System: In addition to the already approved 66 townhouses, our school system will see an increase in class sizes, and extra-curricular activities, which can be in upwards of 250 more kids. • Noise Pollution/Shining Lights: All the apartments have balconies which will add to additional noise throughout Old Shunpike and Jason Lane. Parking has now been converted to an “at grade” parking lot with 100 parking spaces throughout the lot with 15 foot high shining lampposts. Construction in area to last several years effecting surrounding roads. • Community Dynamics: Because it will be the intent of Kushner to have these apartments as rental (and low income rental for the next 30 years) there will be a high turnover in the tenants from year to year. With this area being the future "town center", it will deeply affect the community with the the majority of the residents being transients and they will be part of our neighborhoods. High density housing seems to becoming our "town center" verses shopping. We need to show that these “apartment buildings” will have a negative impact on Randolph. This is the only way to fight the Conversion Law. Please come and pose questions to Kushner’s team to help prove this point!!
