Developer Jha, in order to keep his Silver Spur project alive, is suing the City of Rancho Palos Verdes. Although we were hoping it wouldn’t happen, we expected that it would. Stay tuned for more information about this recent development.

LETTERS MUST BE RECEIVED BY THIS MONDAY FEB 17!Thank you to all of you that have already submitted letters to the city council! Many of them were included with the staff report that just came out. Great letters.

We really could use some more letters! It’s really easy to do. In our bio is an example you can just cut and paste it into an email and add your name and address. Feel free to edit as you see fit, or just leave it the way it is! Won’t you take just a minute to send one? Time is running out - they must be received by Monday!

Just a heads up everyone regarding yard signs; if you have a yard sign that is on public property, the city has requested that we move those signs to our own yards.

The land between sidewalks and the street is generally public property. If you have placed, or if one of our delivery persons has placed a sign for you in that area, please move it onto your front yard/property.

The city will be removing signs that are in public areas. You will then be required to go down to City Hall to pick up your sign, and if it is not picked up, they will dispose of it.

Hold the date, February 18, 2025. That’s the date that developer Jha will be making his appeal to the City Council, and we’d like to have a strong turnout. One of our members asked a few days ago if no recent emails meant the project was dead; we wish that were the case! Unfortunately, the process continues to move forward.

If you recall, the last step was that the developer had to appeal the City’s decision that his revised project application was submitted too late to qualify for the “Builders Remedy” law that allows him to get around all zoning requirements. (Without the Builder’s Remedy law, there’s no way he can build this project.) He lost his appeal in the Planning Commission meeting in October, but now has the opportunity to appeal to the City Council. We want the City Council to deny the appeal, so that the only option Jha will have left is an expensive lawsuit against the City. Such a lawsuit will add significant time and expense to the project.

We are in the process of putting together a timeline so you can see all the steps that Jha will need to go through for approval. Look for it in the next couple of weeks.

Please plan to join us on the evening of February 18th at the City Council meeting to show our opposition to the project; details to follow. Wear red if you can; we still have red shirts for sale with our logo (at cost) on our website if you need one.

Any impression that the Silver Spur project is dead because the city denied the developer’s application could not be further from the truth! The developer, Akhilesh Jha, is appealing that decision and we have to fight the appeal. That is what the Planning Commission meeting is for on October 8th.

Please join us to show support for Neighborhood Voices of Silver Spur in opposing the Silver Spur Canyon project. WEAR SOMETHING RED TO IDENTIFY YOURSELF AS A MEMBER OF NVSS.

If you want to speak - let the Planning Commissioners know that they should NOT approve Mr. Jha’s application.

Tell the Planning Commission they need to deny Builder’s Remedy entitlement for the 482 Condo development at 5323 Ironwood St. (Silver Spur Canyon).

The Rapid Urbanization of Deep Valley

Are you aware of the two new proposals for high density developments in the Deep Valley (Peninsula Center) area? Both of these proposals are now in the early stages of consideration by the City of Rolling Hills Estates.

“Brickwalk Residences” - top picture- 407 units, 8 stories, along the Brickwalk area, replacing current commercial property in an area that has had a previous landslide.

“The Residences at Peninsula Center” - bottom picture- 90 units adjacent to Target at the corner of Silver Spur and Norris Center Drive. Would take up the parking lot and require demolition of at least one commercial building.

These developments are in addition to recently completed developments, one adjacent to the post office at 927 Valley Dr. that has 75 units, the La Collina development at 627 Deep Valley Dr. that has 58 units, and the Merrell Gardens retirement home at 627 Silver Spur which has 114 units.

In addition, the City of Rancho Palos Verdes has also proposed 128 Units divided amongst 9 different locations in Deep Valley in its housing element.

All told that’s the potential for 872 units since 2019 packed into Deep Valley. Although any single development (except for the 407 unit Brickwalk proposal) would likely not have a major impact on the area, the cumulative effect stands to be significant. Especially when you add in the proposed 482 unit development just down the road at Silver Spur Canyon. It’s something we should all keep an eye on.

Through a public records act request we’ve just gotten the latest communications between the Developer Akhilesh Jha and the city on the Silver Spur Canyon project.

In short, the final plan Jha is submitting has no specific change in size or scope, still 482 units, but now we can see the specifics of the plan for this egregious project.

The developer that submitted the application for the 482 condominium complex in Silver Spur Canyon made a significant error on the application, inadvertently omitting approximately 500,000 square feet of construction that would go toward parking. The city has now told the developer that their application is no longer valid.

Does that mean the Silver Spur Canyon project is dead? Not necessarily but it could represent a big and significant new hurdle for the developer. The developer could take the city to court over this determination, and if so, it would be more time and cost for the developer. We should know more by the developer’s deadline for the final design of the project, which must be submitted to the city by mid-July. We expect to get some more information on communications between the city and the Developer within the next couple of days/weeks through a public records act request and will share that with you as it becomes available.
