For this family of three, homeownership once felt far out of reach. Before purchasing their home through the Raleigh Area Land Trust, they lived together in a one-bedroom apartment, doing their best to make the small space work while dreaming of something more stable for their daughter’s future.

Like many families, finances created significant barriers. With one parent staying home to care for their young daughter and working only part-time, the responsibility of supporting the household fell largely on one income. Finding an affordable home in a strong school district seemed nearly impossible, especially as they began thinking ahead to preschool and the kind of community they hoped their daughter could grow up in.

Everything changed when they learned about Raleigh Area Land Trust’s affordable homeownership program. For the first time, they realized an opportunity like this existed — and that their family qualified.

FRIDAY FACTS: Almost 50% of Wake County residents earning less than $60k pay more than 1/3 of their income for housing.

In recent years, 48% of families earning between $37,000 and 60,000 (50% AMI) are cost burdened by housing, meaning they spend more than 30% of their income on housing and utilities. Another 20% are extremely cost-burdened, meaning they spend more than half of their income on housing and related costs.

We work with homebuyers to ensure they spend less than 30% of their income on housing related costs. We lower the purchase price, negotiate lower mortgage rates, offer reduced and stabilized tax burdens, and other cost savings to homebuyers. This contributes to individual and generational wealth building for families.
