Building supplies continue to push construction timelines out further each month. This time last year builders were quoting 6-7 month build times on new construction, today they are quoting 9-12 months and reminding buyers they have the ability to adjust the sales price based on increasing supply chain costs.

Inventory has improved slightly and Seller's Market score came down a few points. Queen Creek/San Tan Valley is ON FIRE for home sales.

Burlington Coat Factory is OPEN at QC Marketplace! It new to the east valley so its super exciting! Check them out. (They are located near Kohls and Target off of Ellsworth!)

Amazing to see the Median List Price in the $600's.
Days on Market includes the time after it goes under contract, while any due diligence and loan approvals are being completed. Typically homes are being listed on a Thursday/Friday, seeing 70+ showings over the weekend and under contract Monday with Seller having seen 40+ offers.
