“YOU ARE DIVIDING PROVIDENCE!” - In Carolina‘s testimony, she speaks to the fact that policies like rent control and certain rhetoric is dividing Providence. She cites increased costs like taxes and utility cost, including water and sewer being out of control, which doesn’t help affordability for anyone. She also calls out the fact that only five politically appointed people will hold the fate of Providence in their hands. Four out of five of these people will be appointed by the council president, who is a major proponent of the ordinance. She expresses serious concerns with the huge daily fines that can be levied upon landlords with little balanced or unbiased decision-making. She labels this ordinance “dangerous“. Pedro Espinal is focussed on real solutions for his community. In his address to the city council chamber, he acknowledged the cost of living is high, but also acknowledged that policies like rent control simply do not work. Pedro understands that his community deserves real actionable policy that delivers results. Pedro’s respect and responsibility to his community is exactly what Providence needs. 🏡🏗️

Avoid a failed rent control experiment in our state! Fill out your written testimony at the link above. Our state capital CANNOT afford the economic disaster that is rent control.
It is proven that all residents suffer under a rent control regime. Landlords, homeowners, tenants, and jobs all become victims of this policy. More info included at the link.

We have a lot to learn from previous failures of policies like rent control. Other jurisdictions around the country have faced millions of dollars in additional costs just to implement policies like rent control/stabilization. It is clear that more information is needed from all informed parties and stakeholders before decisions can be made that have widespread crippling effects. It would be essential for single-family homeowners to cover the burden of enforcement costs as well as the redistribution of property taxes as rent control devalues the multifamily tax base. Lower taxes on controlled properties = higher taxes on single-family homeowners. Middle class neighborhoods like Elmhurst and largely Latino neighborhoods like Washington Park/Elmwood would be adversely affected. We must continue housing production and avoid policies like rent control that impede production and increase operating costs. 🏘️
