Presque Isle Harbor Association The Presque Isle Harbor Association is a single family residential community serving the needs of homeowners and land owners.

The Presque Isle Harbor development began in 1968 with American Central Corporation, a subsidiary of International Paper, purchasing the land from the Fletcher family of Alpena. American Central incorporated the Association into a Michigan Non-Profit Corporation in 1972 and in 1976 transferred all assets to the Association and removed themselves from the scene. The Association development is bound

ed to the East by Lake Huron, to the West by Grand Lake, to the North by Thompson Harbor Park and to the South by the community of Presque Isle. With the addition of Lake Esau within it's boundaries, there is approximately 4 miles of shoreline. The Association's property consists of approximately 3000 acres, of which 2000 acres is divided into 12 plated subdivisions. These subdivisions are further divided into 3100 lots that are approved for residential housing. The remaining property is designated as "common property" on which the Association's physical assets are located. Annual operation of the Association is financially supported through the payment of an assessment by the owner of each lot which also entitles the member access to a variety of amenities. Presque Isle Harbor Association is a Michigan corporation. The purpose of the Association is to promote the health, safety and welfare of the residents and property owners within the Presque Isle Harbor subdivisions in Presque Isle and Krakow Townships, Michigan. PIHA is run by a board of directors which manages the common property and amenities through financing supported by a member assessment on a per lot basis which gives access to the amenities according to the By-Laws.

The Natural Resources Committee is thrilled to announce the return of the Presque Isle Harbor Association Summer Trail Challenge! This event is designed to encourage members and their families to get outside, explore our beautiful PIHA trail system, and enjoy a friendly little competition.

The challenge officially kicked off on Saturday, May 23rd, 2026, and runs all summer long through Labor Day Monday, September 7th, 2026.

🎶 Shoreline Seanachie is BACK on Thursday nights starting May 28th through Labor Day! 🎶

The Shoreline Seanachie (SHAW - na - HEE) is live music played around a bonfire every Thursday evening at 6PM, from Memorial Day through Labor Day, at the PIHA Grand Lake Beach House. All are welcome to bring a lawn chair, beverage, and share the bonfire. Come to listen, sing along, or bring your own instruments to play. Patterned after a coffee house or "open mic", musicians take turns sharing songs. The laid-back atmosphere is perfect for beginners to seasoned musicians -- as we encourage new participants.

📝 A Note from PIHA BOD President - May 2026

As we all look forward to the official start of the Northern Michigan summer season, Memorial Day, we are still waiting for some warm weather to make an appearance in the area. While much of the flooding experienced in April has receded, there remain areas of standing water and many of the Association hiking trails remain flooded in areas. I recently saw a report on the water levels of Lake Michigan and Lake Huron. As of early May 2026, water levels have risen between 5 and 13 inches compared to last month. After declining from record highs over several years, Lake Huron is now sitting almost exactly at its long-term monthly average for May. Despite the heavy snow during the winter and the wet spring, the PIHA Maintenance team, the Natural Resources Committee, and help from several members we have successfully opened all hiking trails for the season.

We are close to completing the exterior work on the Clubhouse due to the damage from the 2021 Hailstorm. The siding, fascia, windows, and exterior trim work is completed; the installation of the gutters and downspouts is expected to be completed in the next 2 weeks. The remaining pending work is replacement of the air handling units on the roof of the gym and other units damaged by the storm. Due to updated code compliance, the rooftop units cannot simply be replaced without bringing them up to code. The plan is to replace the 4 units currently on the rooftop with 2 units at ground level. Additionally, 3-phase power is required for these units, and we are working with PIE&G to bring this to the Clubhouse.

We were able to complete the major Campground Maintenance before the opening of the Campground that included stone grading and leveling for drainage at all the sites, replacement of a collapsed culvert, repair of a trail through a low area that lead to the Bathhouse, and grading of all the roads. If you have not visited the Campground, the work done on all the sites was tremendous. Work will be completed in the next month to upgrade the electrical circuits in the Pavillion and upgrade the lighting to LED in the Pavillion and Bathhouse. Work on the North Bay Beach House includes an upgrade of the electrical circuits and installation of a mini-split unit for heating and cooling which is planned to be completed in the next month. At the Grand Lake Beach house, it was decided to not relocate the Attendant shed, however the deck and bathroom will be evaluated for repair or replacement in the next fiscal year.

Our Maintenance staff has been working hard to get everything opened for the 2026 Summer season, the Campground is fully opened and work is underway to get the Grand Lake Beach House up and running for the Memorial Day weekend.

Staffing updates for the 2026 season include:
• Amy Dodge has joined the staff as Seasonal Campground Manager
• Nick Tagliareni has accepted the role of Accounts Receivable Manager, (part-time position)
• Vivien Schuh has joined the staff as a Clubhouse Attendant
• Two Seasonal Maintenance workers have been added, Rick Ruczynski and Andrew Darga
• Laura Convery will return as a Grand Lake Attendant, and another candidate is being interviewed next week

In our discussions with the Architects working on the Construction documents for the Pool Replacement and Expanded Fitness Center project, they are still tracking to complete all the plans and by early June where they can be reviewed by potential contractors. In response to members who have asked how they can provide further support to make this facility truly exceptional, we will shortly be announcing the “Together We Build Donation Program”. This program allows those who wish to go above and beyond to contribute additional funding toward the project’s long-term success and enhanced amenities.

On the financial side of the Association, Tim and his staff have worked diligently all year on past-due member accounts. In the last fiscal year, we realized a 16% reduction in our Accounts Receivable. This is the most significant reduction we have experienced in the past 8 years, and it was not due to simply writing off bad debts, it was due to persistent work all year long by Tim and his staff collecting past due assessments due to the Association. This year there are 35 lots owned by 22 members that were forfeited to Presque Isle County for back taxes, all but 2 of these have multi-year assessment overdue balances. While this may sound bad, we would rather have new owners of these properties that are excited about what we have to offer in the Association and possibly willing to volunteer and serve on our many committees. For the Special Assessment, we have collected 41% of the total invoiced by the end of April. The due date for the Special Assessment is July 1st, 2026.

With a lot of work by the Natural Resources Committee, Members lending us help, and the PIHA Maintenance team, we have been able to open all of the PIHA hiking trails for the 2026 season after the damage from the past winter. The Natural Resources Committee is pleased to announce the Summer Trail Challenge will be back again this year, just with a different twist as to what you will need to find on the trails to qualify for the prizes. The updates rules will be posted in the Clubhouse before the Memorial Day weekend when the challenge begins.

Occurring every Thursday evening at the Grand Lake Beach House beginning Memorial Day through Labor Day will be the Shoreline Seanachie beginning at 6pm, a lakeside gathering with local musicians free to all those that attend.

In addition to all the events and activities mentioned above, don’t forget we have shuffleboard courts, pickleball courts, jumbo Jenga set, basketball equipment is available at the Clubhouse, indoor games, volleyball, and horseshoes.

The Pool Committee and the Board of Directors are excited to share a positive update regarding our upcoming Pool and Fitness Center Project. Following the successful ballot passage on February 21, 2026, we are officially moving forward with the mandatory pool assessment for all lot owners as outlined in our governing documents. These funds serve as the foundation for the construction of this vital new Association asset.

Please do not drive or walk through the Campground while the Contractor’s are working for everyone’s safety, large machinery is in operation and the roads are narrow with limited visibility.

🏕️ Official Campground update for 2026 season campground opening:

Our new Campground Manager is Amy Dodge. Amy will be on site at the campground beginning May 1st, and she is really excited to get started as she has a long history in the PIHA area.

The planned maintenance at the Campground, stone grading and leveling for drainage at all the sites, replacement of a collapsed culvert, and grading of all the roads, is expected to begin on Monday April 27th, 2026 as the County is expected to lift weight restrictions by Friday April 24th, 2026. The maintenance is expected to be completed by Friday May 1st, 2026. For our seasonal campers whose trailers are in the PIHA storage lot, they will be moved onto your assigned site on or before Saturday May 2nd, 2026. Water will be turned on in the Campground by Tuesday May 5th, 2026.

****Seasonal Camper’s, any balance owed for your seasonal site fee needs to be paid when you arrive for the season.****

📝 A Note from PIHA BOD President - April 2026

Unfortunately all the snow we received over the winter, the late March snow and ice storm, a tremendous amount of rain in the last week, and combined with colder than normal temperatures that lasted well into April has resulted in extremely high-water levels throughout the area. As most are aware, the Governor activated the State Emergency Operations Center statewide due to rising water levels and flooding risks across all of Michigan, with a focus on the Cheboygan Lock and Dam Complex and other critical dams.

For those not living in the area, the water levels around the Association area are extremely high and there is flooding occurring in some of the lower-level areas within the boundaries of the Association. There is still snow on the ground in many places, snowbanks along the roads from County plowing remain in most areas, and our inland lakes all still have a good amount of ice on them. This is not unique to our area as this is occurring across the northern portion of the state.

Please understand that due to the extreme weather conditions, there may be delays with the opening of the Campground, hiking trails, dock installation at Grand Lake, and the opening of the Beach Houses for the season.

Just this week, work commenced on the siding and window replacement at the Clubhouse that occurred with the 2021 Hailstorm. The contractor, MVP, is expecting this work to be completed by the end of April. The other pending work is replacement of the air handling units on the roof of the gym and other units damaged by the storm. Due to updated code compliance, the rooftop units cannot simply be replaced without bringing them up to code. The plan is to replace the 4 units currently on the rooftop with 2 units at ground level. Additionally, 3-phase power is required for these units, and we are working with PIE&G to bring this to the Clubhouse.

The following additional investments in our facilities have been approved by the Board: North Bay Beach House – upgrade of the electrical and installation of a mini-split unit for heating and cooling, Campground – stone grading and leveling for drainage at all the sites, replacement of the collapsed culvert, grading of all the roads, and upgrading the electrical in the Pavillion and upgrading of lighting to LED. At the Grand Lake Beach house, we are looking at a possible relocation Attendant shed and the deck and bath houses will be evaluated for repair or replacement in the next fiscal year.

The Architects continue to work on the Construction documents for the new pool and expanded fitness center project. The board is monitoring their progress.

A good majority of the hiking trails remain impassable due to down trees, snow cover, and flooding. The Natural Resources Committee is monitoring the trails and will be working to open them up as the weather allows.

The Easter Egg hunt was held indoors this year as there was still a considerable snowpack on the ground outside. It was another great turnout as there were close to 40 kids that participated. There is a Blood Drive scheduled for Tuesday June 16th starting at 10am at the Clubhouse.

I am only covering activities planned at the Clubhouse or sponsored by a PIHA Committee, but there are many organizations in the area that may be hosting events. Please always review the PIHA website, the activities bulletin board in the Clubhouse, Grand Lake Association website, & Presque Isle Township Museum Society websites for the most accurate details on all the events.

The invoices for the annual assessment along with the special assessment have been issued and we are seeing a good return from the membership. Please remember the due date for the annual assessment is always April 1st of every year. There is a 30-day grace period before interest is added to any past-due balances. The due date for the one-time special assessment for the pool replacement and expanded fitness is July 1st, 2026. Any payment received for the special assessment after August 1st, 2026 will be subject to an interest charge.

The next PIHA Board meeting will be on Tuesday May 12th, 2026 starting at 6pm.
