A few weeks ago, we hosted our first PHWC Board Retreat! Board members spent the day connecting and helping us plan for 2027 and beyond.

We left the day feeling refocused on our mission and re-energized to continue doing the work even as we face challenges. We're grateful for a group of leaders who continue to invest their time and energy into moving our mission forward. Thank you, PHWC Board! We couldn't do the work without you.

The Pennsylvania Housing Action Plan is an extensive, data-driven plan to address housing needs across cities, suburbs, and rural communities. Using feedback from every county in the state, this plan "sets a clear, statewide strategy to increase housing supply, improve affordability, and stabilize housing outcomes..." This plan lays out the current housing situation, as well as effective strategies and solutions to achieve the plan's five main goals.

Construction has been moving along in Sharswood at Phase I of the 17th Street Community Corridor! Despite some setbacks during a particularly harsh winter, our contractors, Domus Construction, are still on track. Framing began earlier this month, and we expect construction to be completed by the end of this year!

Last month, our President and CEO, Christine Simiriglia, joined housing leaders from across the state at the Homes Within Reach Conference hosted by the Housing Alliance of Pennsylvania.

Chris served on a panel of experts during the session, 'The Power of Place: Designing Supportive and Resilient Communities', where she presented on building capacity to build affordable housing. Chris shared insights on the systems, partnerships, and long-term planning needed to develop housing that is both affordable and responsive to community needs.

In Philadelphia, many residents earning the lowest wages struggle with increasing housing costs. Individuals who make $22,000 a year or less often spend more than half their income on housing. The gap between what housing costs and what wages cover continues to grow, and many households are left deciding between food and other essentials.
PHWC exists to respond to this gap by creating deeply affordable, quality homes. Our developments are designed to offer stability in a housing landscape that remains out of reach for too many.

Excavation is underway for Phase I of the 17th Street Community Corridor. We’ll be forming a community advisory board to keep neighbors involved throughout the process, and the buildings will be named after the jazz greats who made Sharswood swing in the 1940s and 1950s.🎷

🎉 Big News! 🎉 We’re thrilled to announce that PHWC has been awarded 9% Low Income Housing Tax Credits (LIHTC) from Pennsylvania Housing Finance Agency (PHFA) for our second affordable housing development — the 17th Street Community Corridor Phase II!
This milestone brings us one step closer to expanding access to safe, supportive, and affordable housing in our community. Phase II builds on the success of Phase I and will bring an additional 38 units of deeply affordable housing to the Sharswood neighborhood.
Thank you to our partners, supporters, and the community for believing in our mission. We're excited to keep working towards a healthier Philadelphia where everyone has access to stable, affordable housing.

⚠️ CDFI funding is under threat, putting the future of affordable housing at risk. According to a recent report in Co-operative News, the current administration has laid off all staff at the CDFI Fund, raising concerns that the program may lose its ability to support low-income and underserved communities. The CDFI Fund helps make projects like ours possible by offering low-interest, flexible underwriting, grants, and capital to mission-driven lenders and housing developers. Without it, many affordable housing resources could disappear. This will impact whether families across the country can access stable, affordable housing.

So much of affordable housing work happens long before construction begins. Behind every new development are months of planning, permitting, and partnership building. Securing funding, zoning approvals, and the many pieces that make a project possible all take time. At PHWC, we’re deep in that phase now, laying the groundwork for what comes next and ensuring our future homes are built to last.

Homelessness is on the rise, and with looming threats to housing policy and funding, even more people could be pushed into crisis. In 2024, more than 771,000 people experienced homelessness nationwide. The National Alliance to End Homelessness released its latest report showing just how urgent this moment is.
