If you're experiencing issues with your pool key, please verify your balance on the portal before reaching out via email. If you are a renter and your key isn't functioning, please reach out to your landlord first, as they are responsible for contacting us. Additionally, when you do email, make sure to include your address; it’s essential for us to assist you effectively!

Today, I took a ride around the neighborhood with the landscaper, who informed me that the w**d control service has not been effective. He will now provide us with a detailed pricing for the necessary work. Unfortunately, he mentioned that it's too late to apply pre-emergent treatments, so we can expect to see w**ds this summer. He plans to start applying pre-emergent in September to prepare for next summer. Additionally, for some of the w**ds on Gary Watson Rd, the product that effectively eliminates them is no longer permitted.

In the meantime, he will try to keep the grass as low as possible until we can find a solution for the five acres of community property. We faced a similar issue about three years ago due to the large amount of community land that requires maintenance.

On another note, I genuinely enjoy organizing events and aim to host at least three nice gatherings each year. However, I must admit that managing everything alone has been quite overwhelming. Consequently, I have decided not to hold one of our largest events, the 4th of July celebration, this year. I sincerely hope that more people will join our social committees in the future so we can revive our events!

I want to take a moment to respond to a recent Facebook post concerning some issues in our community. First, regarding landscaping: we are aware of the w**ds and I reached out to the management company over a month ago about this issue. Since the problem persists, I will follow up with them to obtain bids for a new landscaping and w**d control service.

As for trash, it's important to note that we only know about it when it's reported. Recently, we had the Turning Leaf cul-de-sac cleaned up, but unfortunately, someone returned and dumped tires there. The landscaping team addressed this again, but if you witness anyone littering, please report it. Additionally, if you're interested in hiring someone to patrol the neighborhood and pick up trash regularly, that would incur a cost.

We are also aware of the potholes at the clubhouse and are working on getting them repaired. The roof at the clubhouse is in need of repair as well. If you attended the last HOA board meeting, you would have heard us discuss these matters.

Lastly, regarding our financials: HOA members do not directly handle the finances. We have a management company that manages all our expenses. You can access your owner’s portal to review the finances, and at the end of the year, we send out a report detailing our reserve funds, which serves as our community's savings for future needs.

The pool is closed today due to minor repairs and cleaning. The pool will reopen tomorrow.

We have recently received reports of individuals bypassing the pool access rules by jumping the fence and allowing others entry without a valid pool card. Please be reminded that if your card is not functioning, it indicates that the HOA fees have not been paid, and you are therefore not authorized to use the pool facilities. This behavior is unacceptable.

We will be monitoring the situation using surveillance footage, and any violations will result in a suspension of pool privileges for the remainder of the summer season. Additionally, please remember that children under the age of 16 must be accompanied by an adult at all times. Failure to adhere to this rule will also lead to the loss of privileges for the summer.

We encourage everyone to familiarize themselves with the posted rules at the pool gate to avoid any misunderstandings.

Dear Homeowners,
Please be advised that Grade A Critter Wildlife and Pest Solutions is currently performing beaver trapping services within the community at 190 Pendergrass Farm Circle (the lake area).

For everyone’s safety, residents are asked to keep all people, pets, and children away from the designated trapping areas until further notice. The restricted areas have been marked by the contractor and should not be entered while trapping operations are underway.

Please understand that anyone entering these restricted areas does so at their own risk. The Association and management company will not be responsible for any injuries or damages resulting from entering or disregarding the posted trapping areas or safety warnings.

The trapping company has advised that cameras are monitoring the area and that access may resume once all trapping equipment has been removed and the service is complete.

We appreciate your cooperation and understanding while this work is being completed.
