Just a reminder that we need to be writing to the Planning Commision regarding our concerns and position on the proposed development here on 25th Street.
At this time, the project is not on the planning commission agenda for the upcoming meeting; however, we have been told that there hasn't been any feedback from the community yet (or not enough for our contact to remember) so it's time to start getting noticed!
Here's the recap of contacts and information you'll need:
This communication is meant to provide additional details about the proposed development of a 15-acre parcel located on 25th Street. The plan includes entry and exit from the neighborhood directly onto 25th Street. We’ve also included a call to action and things you can do to help oppose this development in a constructive way.

Project PDR-24-37 (Z)(P), PLN2412-0060
Description: Rezone From A (Agriculture) To Pdr (Planned Development Residential) with A Preliminary Site Plan (Psp) for 15.17+/- Ac Residential Development Consisting of 45 Single-Family Detached Dwelling Units.
3. Background info:
There was public hearing on this project in early December 2024 with the Pre- application info noted in (1) above.
As of 30 April 2025, the project is not yet slated for public hearing with the Manatee County Planning Commission; the earliest that could happen is August 2025. When the project comes before the Planning Commission’s meeting, all parcels only within 500 feet will be given 10-days notice of the Planning Commission meeting date and info.
At this meeting, the Planning commission publicly reviews the land-use project, accepts Public Comments, and either continues the process or votes to forward to the Board of County Commissioners by providing “Recommended” or “Not Recommended”. The Board of County Commissioners usually considers the forwarded land-use project at its next meeting.

4. Call to Action:
There is no way for those of us outside 500 feet from the parcel to be automatically notified. We can each request to be notified in our communications to the Planning and County Commissioners, as well as stay up-to-date on meeting agendas and they are published. We ask that those within 500 feet keep the rest of us updated when notices are received.
We can and should email/contact each Planning and County Commissioner often with our comments in a positive, respectful way that can draw them to our side; they cannot discuss their ideas, only listen. Any input you have about your feel for the area, what it means to you, etc. are important to include.
It is also important the emails and messages are unique and original. Please refrain from including or suggesting talking points. Concerns about compatibility of the proposed development with our area is a key consideration. If you have examples that help reenforce that concept, it will be helpful, and we urge you to reach out to the Commissioners often to express your concerns.
We should also have strong presence at EVERY Planning and County Commission meeting, even if our item is not on the agenda.
