Here are some revisions proposed by the business.

Increase in the buffer from 7.5 ft. to 20 ft. at the closest point
Reduction in tree removal from 63 to 49
Replacement of all removed trees (49 new trees)

They are still getting 40' more variance than they have now, and they still want another 15' feet.

At least they will replace trees, but it will change the entire environment and look.

If there are any lawyers than can help explain if their lot where the 75' buffer zone currently sits, should be counted or not for an exception to go from 75' to 35' that would be great. The school is in a HCC-2 zone.

My interpretation is that it should not count in the calculation for the exception, according to 42-.177.A.2, but it will be according to their side.

The meeting from 2/6/2025 was not completed and will be continued on 3/6/2025

A quick recap:
They will not honor a 75' buffer zone as currently done in a HCC-2 zone, and have used an exception in the zoning laws to use a 35' buffer zone. The school has seemed to start cutting down trees already.

The engineer, and Head of Schools testified.
Lights, sounds and cutting down of 60+ trees were big topics for the residents.

EDIT: should add they want to add a turf field that would drain potential microplastics and such directly into the stream.

Revised plans looks to add a retaining wall to the expansion and still does not adhere to the 75' variance that is in place.

The blue area is the area that they are looking to cut down trees and expand out about 65 feet and the red area is a proposed retaining wall that may create more flooding downstream.

Taking space that is reserved should not be happening. Voice your displeasure at the upcoming meeting on Feb 6!
