Work trucks must be parked in the property's driveway. Campers, trailers, boats, and similar items must be parked in the property's driveway as well, but are only allowed to be parked there for a total of seven days within the calendar year (July 1st through June 30th).

Long and/or seeded grass is not addressed through the Southern Pointe protective covenants and is therefore not under the purview of the HOA. For complaints against properties with unsightly yards that are primarily long or seeded grass, please complete this form https://www.papillion.org/forms.aspx?fid=200&fbclid=IwY2xjawKbSQhleHRuA2FlbQIxMABicmlkETFiOGV0enFtbFhCOEtmbzFGAR4CZFQqMbQvp9tLVR4cXy3pCxoJ-QXCezH45jxISNTDvoXXskWt7zknl6lrQA_aem_IbTQFhYe1sNZ7WrmYXFTYg on the City of Papillion’s website.

Please note that the dumping of mowed grass in piles, or any other discarded material, on the HOA’s easement areas (just beyond each homeowner’s property along 114th Street and along Schram Road) is an illegal refuse process and will be acted on accordingly.

Please refer to the HOA website here www.hoasouthernpointe.com for the HOA’s weeds policy.

A brief overview is as follows: Yards overgrown with weeds are not allowed in the Southern Pointe neighborhood without consequence, which involves a fine of $10 per day up to a maximum of $100 (or 10 days) and referral to the HOA’s legal counsel for further action, which includes the filing of a lien placed on the property totaling the aforementioned fine along with related legal fees.

Notices will be sent to offending yards by the end of the month, and will be required to be abated with haste.

*Updated approval vote number: 68
Number needed to amend: 152

It was asked during the annual HOA meeting on Monday, January 12th, if the protective covenants can be amended to allow for sheds.

The process to amend the protective covenants would be to get approval from 75% of homeowners and then file the amendment through an attorney.

According to the HOA attorney, the process is quite expensive once the attorney gets involved, so he suggested we conduct an informal poll to determine if 152 property owners (75% of 202 total properties) would be willing to approve the amendment.

Suggestions have been made to set specific parameters on the type, style, and size of sheds that would be allowed, possibly with architectural involvement in developing the criteria. The process of approving a change to the protective covenants would include further discussion and neighbor input related to these parameters or criteria to ensure any amendment made would be acceptable to homeowners.

We have had questions about this process increasing HOA dues because of the attorney's involvement, but we do have enough funds in reserve to cover the expense, so the approval process would have no bearing on the $125 annual dues, other than possibly delaying how long it will take to consider decreasing dues.

If you would like the HOA to move forward with this process, please respond in the affirmative, including your name and address so that we can accurately determine interest in this proposal, by emailing [email protected] or mailing your response to Southern Pointe HOA, PO Box 460694, Papillion NE 68046.
