Summary of HOA Board Meeting- 17 Oct 2017
The full HOA Board, Sentry Management and approximately 40 homeowners met at the Reformed Theological Seminary on Tuesday Night for the quarterly HOA Board Meeting. Standard Agenda was followed- treasurers report, managers report, committee reports on covenant enforcement, architectural review board activities, Landscape items, and social items. Old and New Business was then discussed. This quarter the board discussed the 2018 proposed budget, board and homeowner roles and responsibilities, and other business. A question, answer and comment time for all members is held at the end. The meeting lasted a little more than one hour. Significant items discussed were:
Treasurer's Report- We have a current YTD operating surplus of $22,096.15 and healthy reserves.
Managers Report- Currently 98% of membership paying dues and generally current. As representatives of the neighborhood the Board is taking action to ensure all members a are up to date on dues.
Maintenance- Insurance claim filed for debris removal, damage to tennis courts, and the perimeter wall and fences. Quotes are in process for this work.
Covenants- Enforcement of covenants will continue for remainder of year however inspections will stop, for the most part, to allow all residents to handle Irma impacts. Any letters received at this point should be complied with and some new letters will be issued for safety concerns such as mildew on sidewalks that can become slippery and hanging dead tree limbs over sidewalks. It was stated that dead limbs from trees planted in easement are the homeowners responsibility unless the limb extends over the street. If it does please call the city and they will come and remove the limb as a safety matter.
ARC- all those present noted the speed and quick turnaround of the ARC. Great work by this group!
Landscape- Pressure cleaning of common areas where needed will begin soon- sidewalks along mitchell hammock, and near entrance as well as the bridge on long lake. Ligustrum trees damaged by Irma in Royalwood park will be replaced and large pine tree stump removed soon. The leaning palms at Royalwood Park will be worked on as well in effort to save them. The Pond near front of neighborhood will soon be treated by LakeMasters.
Social- Music in the Park was a great hit recently at Royalwood Park. Our own Kurt Frohlich provided the entertainment on a beautiful evening with favorites from the 70's to today . The next social event on the calendar is the Winter Carnival in early December. Potentially a Movie in the Park will be planned in the interim so stay tuned.
New Business- The board unanimously approved the 2018 annual budget. Dues will remain at $540 per year. We also approved remaining with our current attorney and approved some specific legal actions.
The next board meeting is scheduled for 18 January 2018.
