You have until July 31st to make your 2nd half of your HOA dues! If you are on a weekly or monthly plan make sure you allocate enough money to have this year's dues paid off by December 30th, 2025!

Skunk Alert!!!
A public service announcement from animal control:
February Through early March is skunk breeding season. Before you let your dogs out, make a little noise and give skunks time to move out of your yard.

If you come face to face with a skunk, stay calm and talk softly to let him know you’re there -- skunks have poor eyesight. Skunks are very sweet natured animals and don’t want to spray you. Go about your business and avoid startling them.
Skunks will give you several warnings if they are scared:
1. They will stomp their front feet
2. They turn their backs to you
3. They will do a handstand
4. They will spray up to 10 feet away

If a skunk DOES spray, here is a technique and recipe:
First, catch the dog (or the person!) as quickly as possible - don’t let them roll or rub on anything. If you have rubber gloves wear them. BLOT the spray off with paper towels.
Mix a paste from 1 teaspoon Dawn dish soap, 3% hydrogen peroxide and ¼ cup baking soda and spread it on the area. Do not add water! Let it sit for ten minutes then rinse off and repeat.
If this happens to be on a human or hairless animal, leave out the baking soda. The baking soda is sort of like an exfoliant and is really abrasive to bare skin.
Skunks are omnivores (eat both plant and animal material). They prefer to eat insects, particularly grasshoppers, beetles, and crickets. They also eat grubs and other insect larvae as well as bees and wasps. When the opportunity arises, they will take mice, rats, moles, shrews, young ground squirrels and rabbits, nesting birds, nestlings, and bird or snake eggs. Skunks also eat corn, berries, and other vegetation. In an urban environment, they may eat garbage or pet food that has been left outside.

Habitat Modification:
Secure garbage cans and close dumpster lids at night.
Control rodent populations.
Do not leave pet food outdoors at night.
Remove brush or wood piles.
Control lawn grubs.

Annual meeting reminder for tomorrow's meeting at 6:00 pm at Oswego Police Dept Training Room. Notices were emailed out on March 1st. Hope to see a lot of you tomorrow!

You should have received the invoice for the Master HOA's annual dues. Included was a meeting announcement for their Annual Meeting on March 7, 2024. The time was ommited so please add the time per the Board President is 6:30 p.m. at South Point Center, Room 126 at 810 Preston Lane, Oswego.

As many of you who have lived here for many years this is the 1st annual meeting in many years. The financials will be sent in a separate mailing. Please try to attend and if you would like to be involved on the Board, please fill out the Candidate Data sheet. Without volunteers its hard to run our HOA's. Any questions, should be directed to [email protected]

Regarding our Duplex HOA - remember to pay your annual dues either on the Payhoa.com platform or dropping it off before February 1st! Questions, send the Board an email to: [email protected]

Happy New Year's from the Board of Managers! Your 2024 HOA Invoice has been emailed or sent via USPS. This year's Dues are $970! Your payment will be due by February 1st. Those of you that opted not to get your invoices on the payhoa platform will receive your invoices whenever the USPS delivers it. Due to the added cost of sending hard copies you will be charged for the cost of the letters starting in 2024. If you have a working email on file with payhoa and the Board and received an email invoice you will not have to pay the charge.

With the payhoa platform you have control over how often you pay your dues - weekly, monthly or in full before February 1. Remember we are trying to build reserves for upcoming exterior trim painting and total roof replacment in about 10 years.

For those few that opted not to contact the Board to make payment arrangements, ignored our various letters to collect on your account we are giving you an additional 15 days to pay your outstanding past due amounts. Not picking up your certified letters does not excuse you from paying your HOA dues. The vast majority of homeowners pay their dues in a timely manner and the Board of Managers thank you for making our job easier.

As volunteers, we are trying hard not to act like the HOA police and monitor our fellow homeowners but we do expect some effort on your part. So on that note, please put your garbage cans away after collection days, cut your grass during spring and summer, try to keep your home's exterior clean and orderly, if and when it snows, shovel your driveways and the sidewalks in front of your home. If you are having health issues and are unable to do the minimal work on your exterior - reach out to your neighbors. Many of us would be glad to assist you! Keeping our properties in good shape increases the value of all our properties!

Don't have a copy of the Covenants? We will be happy to send you an electronic version for your records and/or any other HOA document that you may not have.
