Omaha City Council just passed a zoning change that cuts back parking requirements for new housing!

Last week, our policy analyst Zeke Rouse testified in support, sharing that a single required parking space can add up to $50,000 to the cost of a project. Those costs often get passed on to renters and buyers.

Developers can still build as much parking as they think a project needs. What changes is that they have more flexibility to build homes. That's good news for affordable housing, for emerging developers taking on small infill and smaller-lot projects, and for the community development work we do at Spark every day.

Help us celebrate Annette’s first work anniversary at Spark! 🎉

From the moment she joined our team, Annette has brought a deep connection to Omaha, a passion for community, and a genuine commitment to serving others.

As our Urban Design Outreach Coordinator, Annette brings more than 18 years of experience working closely with people throughout the community. Her understanding of Omaha and her ability to build meaningful relationships have been a wonderful addition to Spark’s work.

Over the past year, Annette has brought energy, experience, and heart to our team, helping strengthen connections between Spark, our partners, and the communities we serve. Her dedication to community involvement is clear in the way she shows up each day and builds relationships with care.

We’re grateful for all that Annette has brought to Spark in her first year and excited for the continued impact she’ll make in our neighborhoods.

Another Spark Capital Community Loan Fund project is officially underway! 🏡

We’re excited to support Developer Academy graduate and repeat Spark Capital borrower Jay Donaldson as he develops one new single-family home in North Omaha.

The home features 3 bedrooms, 2 full bathrooms, and a tandem garage with space for two vehicles. The project is made possible thanks to a Middle Income Workforce Housing Fund loan and a lot from our partners at Omaha Municipal Land Bank.

From Developer Academy graduate to developer, we’re proud to support Jay as he puts his skills into action and helps bring new housing to North Omaha.

Help us welcome Anh Tran to the Spark family! 🎉

We’re excited to introduce Anh, our new Age-Friendly Omaha Intern! Originally from Vietnam, Anh is currently pursuing her Master of Public Health at Union Adventist University after earning a background in Biology.

Anh is passionate about community health and finding ways to make our communities healthier, more inclusive, and more connected. She’s especially excited to learn from the community and contribute to the work of Age-Friendly Omaha.

Outside of school and work, Anh loves thrifting for unique home décor and little treasures, as well as exploring new bakeries and coffee shops around town. She’s always on the lookout for a new hidden gem!

New housing is taking shape with support from the Spark Capital Community Loan Fund! 🏘️

We’re excited to support inCOMMON with a construction bridge loan for the Poppleton West development at 1313 Park Ave. As part of the two-phase Poppleton East and Poppleton West projects, inCOMMON is bringing over 120 new affordable housing units, along with a new childcare facility to support the area’s expanding workforce.

This project is another step toward creating new housing and investing in the continued transformation of the surrounding neighborhood.

We’re proud to partner with inCOMMON and help bring the Poppleton West project to life!

Day 5 of the 2026 Omaha Developer Academy has wrapped up! 🎉

After a full week of learning, participants closed out the Academy by exploring community supports and the many funding and financing tools available to help make development projects possible.

They learned about business planning, establishing an LLC, homebuyer resources, loans, down payment assistance, and funding sources including bank loans, TIF, CDFIs, grants, private investors, and tax credits.

Now, it’s time to put that knowledge into action! Participants will begin preparing their capstone projects, which they’ll present on October 9.

We’re excited to see how this cohort turns a week of learning into ideas that can help shape the future of Omaha’s neighborhoods. 🏘️

Day 4 of the 2026 Omaha Developer Academy has wrapped up! 🏗️💰

Today, participants explored the construction process, multifamily housing development, and the fundamentals of real estate lending, including financing options, what lenders look for, and what goes into a strong loan package.

They also heard from a lending panel, gaining practical insights into the financing side of development.

Day 3 of the 2026 Omaha Developer Academy brought the classroom into the community! 🚌🏗️

Today, participants left the classroom for a field trip to see development projects up close and learn from the people bringing them to life.

Field experiences like this let participants connect what they’ve been learning throughout the week with real-world projects, challenges, and opportunities in our communities.

It’s one thing to learn about development. It’s another to walk through a project, ask questions, hear the story behind it, and see the process in action.

Another great day of learning, connecting, and seeing what’s possible through thoughtful community development!
