Reminder: Opponents of the proposed 655-home development at Sooner and Britton Roads have scheduled a special meeting for 6:30 p.m. Thursday, March 23, at Oakdale Baptist Church to discuss the latest developments in the rezoning case.

The board of directors of the Apple Valley Homeowners Association encourages all members to attend the meeting and participate in the ongoing campaign to reject the proposal in its current form.

The development proposal was approved by the Oklahoma City Planning Commission on Feb. 23. The Oklahoma City Council will consider the plan on April 11. That means opponents have only three weeks to lobby City Council members and organize a show of force at the Council meeting.

Your board believes the influx of new residents would create traffic congestion on nearby roads, overburden the Oakdale school district and threaten an already flood-prone ecosystem.

This photo shows the kind of housing density that is being proposed for the 200-acre property at Sooner Road & Britton Road, according to opponents. It shows the Valencia neighborhood located near NW 192nd St. and May Avenue. Valencia was developed by Ideal Homes, the same homebuilder that wants to develop the Sooner & Britton property. Opponents said an Ideal Homes representative told them that Valencia was a good example of how the property near us would be laid out.

The board of directors of the Apple Valley Homeowners Association encourages all members to oppose the latest attempt to locate a high-density housing development at the northeast corner of Britton and Sooner Roads.
Residents of affected neighborhoods, including ours, will meet at 6:30 p.m. Tuesday, Feb. 7, at Oakdale Baptist Church to share information and sign petitions asking the Oklahoma City Council to reject the plan. One or more board members will attend the session, but all Apple Valley residents are welcome.
The owners of the 200-acre property failed in their first attempt to rezone the land to allow for a high-density development. They have returned with a slightly modified plan that addresses a few of the concerns expressed by surrounding neighborhoods, but not the primary issue of density.
Under the new plan, the proposed neighborhood would contain 684 homes and patio homes. (See map.) That means each residential lot would be about 1/6th acre. Lots in Apple Valley, in comparison, are about 1 acre each.

The Oklahoma City Planning Commission is scheduled to vote on the revised proposal on Thursday, Feb. 23. We need to submit our objections at least a week before that date so they can be included in the Commission’s pre-meeting information packet.
We encourage members to attend the Planning Commission meeting. It will be held at 1:30 p.m. on Feb. 23 in the City Council Chambers, 3rd floor, 200 N. Walker Ave.
