Some social media posts keep calling cottage homes “sheds,” “huts,” or “temporary cabins.” That is not what Georgetown’s Cottage Housing Development ordinance allows.

The ordinance sets high design standards so that cottage homes are real houses built to real codes. Every cottage must be a permanent, stick built, code compliant home with a foundation, full kitchen and bathroom, HVAC, insulation, and utilities. No cabins, no trailers, no pallet units.

Design rules written into the ordinance require, among other things:

- A covered front porch
- Sidewalks or walkways that connect every front door
- Landscaping and green space near each home
- Screened parking, not in front of cottages
- Setbacks of at least 10 feet from public streets, 15 feet from neighbors, and 10 feet between cottages
- Shared open space and private outdoor space for each home

Because these standards are in the zoning code, every applicant must meet them. No project can use “cheap cabin” units or skip porches, sidewalks, or green space.

Who are cottage homeowners and residents really?

Some opponents claim cottage homes will attract the “wrong people” or bring in outsiders. That is simply not what this ordinance is about.

Cottage homes are designed for people who are already part of Georgetown’s daily life and economy, including:

- Local workers in health care, schools, trades, retail, restaurants, and town services
- Young adults and new graduates who grew up here but cannot afford $2,000-plus monthly rents
- Seniors on fixed incomes who want to downsize but stay near doctors, grocery stores, church, and family
- Veterans who prefer small, low-maintenance homes in walkable, community-oriented neighborhoods

These are our neighbors, family members, and coworkers. Cottage housing helps make sure they are not priced out of the town they love and support.

Cottage homes are right-sized, modest, and well designed. They create stability, not transience, by giving people a foothold in Georgetown instead of forcing them to leave or crowd into unsafe share housing.

Georgetown, this is our moment.

On Monday night, Georgetown's Town Council will vote on a zoning ordinance that opens the door for thoughtfully designed, modest cottage neighborhoods. Homes for local workers, young adults who want to stay in the town they grew up in, seniors, veterans, and young families.

There's been robust public debate concerning cottage communities. So, we did a full, honest, respectful analysis of every opposition claim against the ordinance.

We found that dozens of opposition claims are factually incorrect. Others are technical issues that would be addressed in any future development's independent town planning and public review. Others still were deeply-held personal opinions.

We respect all opinions. But we had to address rumors, misunderstandings, and untruths.

We did the research: there are dozens of comparable cottage communities across the US, many in towns similar to Georgetown, in red, purple, and blue states. The oldest cottage housing development we found opened to homeowners in 2003.

As we investigated these communities in local newspapers and media, we found no evidence that crime spiked or property values decreased near these communities. More cottage housing developments are under construction right now.

Let’s be clear about two things:

1: The ordinance does not approve any specific project. It simply puts strong rules in place for where and how cottage housing can be built, with full public oversight.

2: There are more than 35 beautiful cottage communities across the U.S., in towns just like Georgetown. Crime didn’t spike. Property values didn’t fall. What did grow? Neighborhood pride, walkability, and housing options that fit people’s lives. You can see the towns that welcomed cottage communities in the accompanying image to this post. Every one of these towns has a similar cottages ordinance in their zoning regulations.

At Monday's Council meeting, we hope every Councilmember can say, “I voted YES because the ordinance is safe, the facts are clear, and I will not let misinformation dictate Georgetown’s future.”

Let’s stand up for the truth. For dignity. For the people who already live and work here, and just want a place to call home.
