More MUNI bounce back! The 357,00 riders who rode Muni on an average weekend in May slightly exceeded the 355,000 average in May 2019, suggesting that more people are using transit outside commute hours than before the pandemic.

Muni is also bustling during rush hour, with 126,000 weekday rail trips in May — also a post-pandemic record.

This is what preservation looks like in practice.

In East Los Angeles, Fideicomiso Comunitario Tierra Libre—the first community land trust in unincorporated East LA—learned that low-income Latino families were facing imminent eviction. They moved fast. Working with a partner organization and county funding, they acquired the building, kept rents affordable at 50% of area median income, and began transitioning residents toward co-op ownership.

In San Rafael, Canal Alliance acquired a 9-unit apartment building to protect low-income Latino residents—some of whom had lived there for nearly 20 years—from being priced out.

These aren’t anomalies. They’re proof that community-led preservation works.

CAPP—the Community Anti-Displacement and Preservation Program—is how California scales this model statewide. It’s included in the $10 billion housing bond for the November ballot.
