Hidden Valley Lakes Corporation is excited to announce our latest department within Hidden Valley Lakes Subdivision.

Who are we?????

We are a legal entity pertaining to a Subdivision of land located in the Sixth Civil District of Hickman County, State of Tennessee.

Contact us for questions after you have done your due diligence to read and understand our Trust Indenture, Restrictive Covenants, Charter & By-Laws. Camping lots and campers CANNOT be lived in as a residence, per Hickman County and HVL. Purchase a multi-purpose lot if you plan to be in residence and know you will be required to get a septic system and well immediately, no exceptions.

We, the Hidden Valley Lakes Subdivision operates under the Rights and Powers of the Trusteeship with a board of Hvl Trustees who are empowered by right and duty to enforce all restrictions imposed upon the lots by all legal means necessary.

Currently, we are NOT open to public sales but are in the process of opening it in the near future.

If you plan to purchase privately, please come into the office for a background check BEFOREHAND and inquire about NEW fees along with outstanding balances as ALL previous assessment fees run with the property and ALL charges owed are due immediately. Please pay it promptly to avoid interest charges per year or late fees per month, per lot.

You may also want to contact the Hickman County Tax office as well as Hickman County Solid Waste to see if there is past taxes, liens or delinquencies on your newly purchased parcel.

Today, it begins………

Over 1500 TONS - 60+ trucks of material is scheduled to be brought into Hidden Valley Lakes Subdivision over the next several weeks for intensive roadwork.

Piles of chert, crushed concrete and rock will be strategically staged on both Northside and Southside roads in an attempt to start stockpiling for rebuilding purposes.

Expect delays, single lanes and the occasional mess. Remember, big trucks and equipment operators can’t always see you, so please pay attention and yield.

Happy Monday everyone,

Here were are once again back in the ring dispelling untruths, gossip and misinformation by those unaware of who or what Hidden Valley Lakes Subdivision is about.

Many don’t know, or are unaware, that we are a subdivision governed by a booklet of Trust Indentures, Restrictive Covenants, Charter & By Laws along with Hidden Valley Lakes Corporation procedures, rules and regulation’s. These are established for the sole purpose of protecting, maintaining, restricting and enforcing rules so every potential and actual property owner knows ahead of time what is expected. That’s why it’s SO important to know and review them before committing to move in. This protects all involved, the corporation as well as the property owners.

With that said, let’s jump right in to this week’s True vs. False.

Question - Is “meany” Rachel’s rules denying people pool access?

FALSE - Rachel was NOT the one to choose who is prohibited from using the pool, usage of bathhouses, obtaining water or attending any activity function at Hidden Valley Lakes.

TRUE - On May 26th, 2012, 95%……..that’s NINETY FIVE PERCENT of represented, good standing paid property owners VOTED to pass this amendment. Those who PAY chose who is ALLOWED to USE Hvl Trustees amenities. This is the exact criteria your HVL Trustee Board represents and adheres too when we deny access to ANY and ALL of these areas and we will NOT for one second back step it nor apologize for it.
** It will be enforced to the fullest degree ahead.
This is why we continue to ask people to pay, adhere to rules/regulations and respectfully abide in good standing within the community towards an effort of unity and usage.

YOU and YOU ALONE hold the power to use these amenities based on YOUR actions.

Question - Are “children” being denied access to the pool?

FALSE - We continue to have children attend the pool along with a supervised adult. Within the last week, our daily logs show in excess of 30 kiddos having a blast. Their parents, caregivers or property owners are PAID IN FULL and therefore eligible to attend.

TRUE - Some children are NOT allowed to access the pool due to their actions or that of their UNPAID parents or caregiver. This makes us all sad but unfortunately children often pay the price for adult actions.

Question - Is Bathhouse 1 closed due to vindictiveness?

FALSE - According to State Law, only 1 bathhouse is REQUIRED to be open and that is ONLY if the pool is open. Aside from that, it is NOT required.

TRUE - We are moving towards the direction of having 3 of them open 24/7 but ONLY to good standing, paid in full property owners exactly like the property owners required when the 95% voted it in.
** We have begun the implementation of this so expect it.
Those who PAY are tired of carrying the weight of those who don’t.

Question - Why are the pool hours reduced, is this more of Rachel’s attempts to control us?

FALSE - No. This is a ridiculous notion. Those who know the supervision of the day to day understand that we lack responsible people who can handle the complexities of HVL. We would love to have the pool open everyday or even at night sometimes but it isn’t feasible for a variety of reasons. Maintenance, cleaning, safety and understaffing - all are a continual struggle we have. We ask for your understanding as we do our best to keep you updated and open as much as possible.

TRUE - Your pool manager, Tammy White, has gone to great lengths to coordinate, hire and be overall caretaker of the pool, even volunteering her own time. Her diligence has exceeded anyone that I’ve known in managing one of the most important assets we own. With that, she IS responsible and has been given liberties that most haven’t.
** But with that, she is required to follow the indentures and operate accordingly with structure and fairness but at the end of the day, the pool is a commodity of enjoyment and not the place to question lists, amounts owed, reasons behind it or display your anger issues.

Attention Hidden Valley Lakes Property Owners,

Beginning this Thursday and continuing on Friday and Saturday we will be doing our FINAL gate transition with on-site assistance should problems occur.

*** After that, the gates will be 100% LIVE and in use PERMANENTLY. Anyone vandalizing any of Hidden Valley Lakes Subdivision‘s gates will be prosecuted to the full extent of the law.

Continue to use your temporary provided PIN # for entrance access until further notice.

We have thousands of property owners that need verifying, entering into the software tower and matched with cards or clickers and 1 volunteer trustee doing it all. This is not a quick or easy task so continue to be patient.

Once we are close, we will post signs at each entrance gate, and online, for everyone to begin the FINAL stage of completion at which time a strategized plan will begin for card / key fob / app purchase and distribution and another cut off timeframe established.

Thank you everyone for your patience. The test run at the Hidden Valley Lakes Corporation gates went well.

There were still a few owners not aware of the code or gate registration required to gain admittance to Hidden Valley Lakes Subdivision.

Please help dissimulate the information to all owners so the gates can be down permanently.

For your convenience, we have placed Gate Registration forms outside the office. Fill out 1 per deeded property owner and place in the mail slot at the office door.

We will open them for tonight and try again tomorrow. Make it a great Friday evening.
