Every once in a while we hear that our residents did not receive their annual dues billing. I always remind everyone to reach out if they have questions, but I wanted to provide some information that has been helpful to me.
We all know that the billing goes out at the end of March/beginning or April for the current years dues. Everyone expects to receive their invoice around then. Sometimes they forget about paying it if they don't get it, and sometimes they forget even if they do get it. I know personally that I have not received my billing a few times as a resident of County Creek. I also know that regardless of receiving the invoice or not, I still owe the dues and late fees if my payment is late. After missing a payment one time and having to pay late fees, I put a few safeguards in place to remind me that I should be getting my invoice soon, that I need to pay my invoice, and even if my invoice doesn't show up at all to make that payment.
* The first of these reminders/tips is when the annual sewer billing from the County comes out, I know that shortly after my Annual fee billing should be coming out.
* The second is using a calendar reminder set up to remind me the first Monday, of the first week of April, that my dues all almost due.
* The third is that I registered for USPS's free informed delivery account at https://www.usps.com/manage/informed-delivery.htm This free service sends you daily emails with a preview of the mail you should be expecting in the next few days. It even shows images of most mail pieces. It also informs you of any USPS incoming packages and when to expect them. If you log into the account on USPS, you can even see about a week of the past mail that should have been received while using the free service. With these safeguards in place I haven't had any more issues.
I've even had my billing letter show up in the USPS informed delivery email, but never actually gotten the invoice delivered, but just seeing it in my email reminded me to make my payment.
If you do not receive your invoice, and it's already the beginning of April you can then reach out to the HOA at [email protected] with your address and last name in the subject, and let us know the situation in the email.
