Tenants deserve to understand their rights.

Join the Greater East Orange Tenants Association for a community workshop powered by focused on helping residents learn about tenant protections, eviction processes, and how to organize within their buildings and neighborhoods.

This workshop will cover tenant rights in East Orange, how to file housing complaints, and the steps to begin forming a tenant association. Attendees will also have the opportunity to participate in a live Q&A session with Councilman Christopher Awe.

Referrals, resources, raffles, and light refreshments will be available for those who attend.

Attention All,

ABC7 News visited 75 Prospect Street today and interviewed four of our senior tenants — Mr. Sheldon, Ms. Wright, and the Smiths — regarding the ongoing crisis in the building.

The story will air today at 4:30 PM and again at 5:55 PM.

The visit focused on Catalyst, an out-of-state management company operating on behalf of the foreclosed property, and their attempt to file a Hardship rent increase to $4,112 — despite:
• Units without properly filed Certificates of Habitability,
• Inaccurate or missing rent rolls leading to illegal rent increases,
• And the fact that 75 Prospect is a landmark building suffering from severe disrepair inside, including unsafe and deteriorating conditions that put tenants — many of them seniors — at risk.

These issues highlight serious concerns about tenant safety, legality, and accountability, especially when a building the city recognizes as historic is being allowed to fall into such dangerous neglect.

📣 Attention East Orange Renters — Big Changes Are Already in Effect!

As of September 1, 2025, the New Jersey Supreme Court officially changed how Landlord-Tenant court cases are handled statewide.
These updates move cases faster and require landlords to share more information — including local rent control details that matter for East Orange residents.

Here’s what’s changed 👇

1️⃣ Court dates are now listed right away
When you get an eviction summons, it will now include your trial date, time, and location right on the first notice. No more waiting for scheduling updates.

2️⃣ Cases move faster
The courts now schedule hearings within 21 days of when a landlord serves the complaint. That means tenants have less time to prepare — act quickly and seek help if you get papers.

3️⃣ More transparency for East Orange tenants
Under the new rules, landlords must disclose whether the unit is subject to rent control, whether it receives rental subsidies, and the specific reason for eviction.
In East Orange, this directly connects to the city’s Rent Control Ordinance (Chapter 218), which requires landlords to:
✅ Keep annual rent rolls on file with the city
✅ Follow the city’s rent increase limits — generally 4% per year, or 2% for qualified senior tenants
➡️ If your landlord hasn’t filed rent rolls properly, they may not legally be allowed to raise rent or pursue certain actions under the ordinance.

4️⃣ Shorter time for rental assistance delays
If you have an open rental assistance application, the court can now only delay your case for 30 days (previously 60).

5️⃣ Rent vs. fees must be listed separately
Landlords are required to clearly separate base rent from any extra fees or “additional rent.”

6️⃣ Less delay = more urgency
Because everything moves faster, tenants need to:
📌 Keep records of all payments and notices
📌 Respond quickly to any court documents
📌 Reach out for legal help as soon as possible

⚠️ Remember: East Orange has its own rent control laws, but the new statewide court rules now require that those local protections be acknowledged when cases are filed.
The city has acknowledged the issue but has not yet provided a clear solution for tenants impacted by inaccurate rent rolls or missing certificates of habitability — issues that affect many East Orange renters today.
