I'm Danielle Nazinitsky and I started SOHOstrut two months ago (July 2013). Living in Soho, people don't just walk down the streets, they "strut". There is an air people have about living and visiting Soho. For years I organized meaningful community events in Soho through my non profit organization Soho Strut.

I’m committed to organizing more events and tomorrow is the first in a series of events for people considering buying (or selling to buying).

Creating unique and meaningful real estate events is something that is important to me. When I purchased my first apartment in 2012 I didn’t know anyone or anything!

To be able to ask candid questions about buying a home with five of the top NYC mortgage brokers and bankers all in one place is something that is very rare!

Tomorrow there will be a panel discussion about navigating the market with financing strategies to help overcome the high interest rates.

Topics will include: interest only financing, construction loans, high leverage (90%), adjustable rate, buying down points (and if it's a good idea) and more!

It will be an interactive night, and there will be pizza, wine & beer! Feel free to send to other friends interested in learning more about the buying process in NYC.

In case you missed it, Business Improvement Districts are supposed to publish annual budgets as well as annual audited financial statements.
We all know in 2018 the board approved to double the annual assessment for Broadway buildings from $550,000 annually to just over $1m.
The 2018 audited financials (fiscal year ending June 2018) were published November 2018.
4 months later, our community still hasn’t seen the allocation of resources for 2019 and this report is nowhere to be found. Why? Maybe it would show additional money being contributed to help spearhead the rezoning.
The Soho BID also hasn’t published their prospective budget for 2019 or 2020.
The executive director pays himself $160,000 per year to publish these reports and yet the public has no access to them. It’s a shame!
The Soho BID also deleted their Instagram account amidst all the rezoning discussions.
Where is the transparency and accountability to our community. When will they publish their annual report?

Real estate interests and the Soho Broadway BID have destroyed soho’s main shopping district.

In one block of Broadway between Spring and Prince, out of the 30 storefronts, over 9 are empty and 7 are short term leases. More than half the stores on the block are closed or sublet to pop ups.

And now the Soho Broadway BID and other real estate investors have pressured the city council and manhattan borough president to try and rezone this area to allow 10,000 square foot retail stores to be “legal” even though it has proven time and time again to not be a sustainable profitable business (recently seen in the closure of ). I haven’t seen any shopping bags so that will be the next 10,000 space to fail.

The solution for filling these retail stores is simple ... but yet the Soho Broadway BID has been allowing its board members who are mostly made of the commercial landlords.

The city keeps raising property taxes so landlords have to push this to retailers, and retailers can’t afford it so they close. Some buildings property taxes have increased 20% over last year when city services keep decreasing — more garbage, more who doesn’t clean up their spots and take away parking, more film shoots generating more money for the city but none of it going back to us.

The Soho BID has had a detrimental outcome since starting with a budget of $550,000 and now over a million. When $1m could keep the entire 1/3 mile radius of Soho clean, instead it’s going to the pockets of the executive director and his staff.

With all the rezoning meetings it is infuriating that those leading this force can’t open their eyes to see allowing more flexible zoning isn’t going to change the fact that retail spaces are not capable of making enough sales to cover costs including rent when property taxes are at the levels they have risen. @ SoHo, Manhattan
