NJCC’s FY25 Annual Report, Capital With Purpose, is available now.

In FY25, we deployed $45.4 million through 138 loans and investments, leveraged $95 million in total capital, and served 10,706 people.

This report looks at the work behind those numbers — and the outcomes that make them matter. Impact isn’t measured by capital deployed alone. It’s measured by what that capital makes possible.

Thank you to our investors, partners, and borrowers for putting purpose into practice with us.

At NJCC, investing in communities also means creating opportunities for the next generation to learn, imagine and explore.

On Friday, August 14, we welcomed some very special guests to the office for our annual Bring Your Child to Work Day!

Throughout the day, children participated in a mix of educational and creative activities, including a learning workshop, hands-on city building, face painting, and shell and rock painting led by Jacqueline Baranowski’s (Sr. Director, Investment Operations) daughter, Taylor. More than a day of fun, it was an opportunity for our young guests to experience their parents’ workplace and get a glimpse into the work we do every day.

Thank you to all the parents and volunteers who helped make the day engaging, memorable and fun for everyone involved.

We loved welcoming the next generation to NJCC!

NJCC has officially surpassed $1 million in Down Payment Assistance funds deployed during FY2026.

So far this fiscal year, the program has supported 65 home purchases, helping 185 individuals achieve homeownership. Since 2017, NJCC has deployed more than $12 million in DPA funding, supporting nearly 700 households on their path to owning a home.

Congratulations to our Address Yourself team for reaching this important milestone and continuing to make homeownership more accessible across New Jersey.

For Iris, becoming a homeowner meant creating greater stability and a lasting foundation for her family.

Through the Address Yourself program, she received the guidance and support needed to understand what to work on, prepare for the responsibilities of homeownership, and move confidently toward her goal.

“It helped me immensely. Without the assistance, I wouldn’t have been able to achieve this for my children and myself.”
— Iris, Homeowner

Iris’s journey is a powerful reminder that the right resources and support can help turn the dream of homeownership into a reality.

NJCC approved a $2.2 million acquisition and construction loan to support the development of Vaneith Flats, a new four-story, 10-unit mixed-income residential building at 65–67 Ellis Avenue in Irvington, NJ.

The project will transform a long-vacant municipal parcel into high-quality rental housing, including two deed-restricted affordable units at 80% AMI. With all-electric infrastructure, EV-ready parking, and high-efficiency mechanical systems, Vaneith Flats reflects the kind of sustainable, community-centered development that strengthens neighborhoods from the ground up.

This is capital with purpose: supporting local developers, expanding housing access, and helping transform vacant land into long-term community value.

NJCC was proud to have Christopher Giametta, Managing Director, CAPC, and Walter Price IV, Managing Director, Lending, attend the groundbreaking for Strawberry Diamond in Philadelphia’s Strawberry Mansion neighborhood.

Supported by NJCC’s $7.23M credit facility, Strawberry Diamond will help advance the development of 46 affordable residential rental units, with 51% of units deed restricted as affordable for 20 years.

The project will also serve Housing Choice Voucher tenants and bring new investment to a neighborhood where quality, affordable housing remains critically important.

This milestone reflects NJCC’s continued commitment to financing projects that expand housing access, strengthen communities, and support partners working to create long-term impact.
