The pool BBQ has new gas and ignition and is working. Please remember that nobody is going to clean up after you, so please use the BBQ respectfully and make sure it is left how you would like to find it.

For safety please turn off the gas tank after use.

Also after you have cleaned the BBQ and it has cooled down, please put the cover on.

As a reminder, do not tamper with the HOA fire alarm sensors in your units. If you remove the sensors an alarm is triggered at the complex clubhouse and does not stop until the sensor is replaced. We currently have 3 sensors missing at 200 2nd floor, 338 1st floor and 326 1st floor.

In the event of a missing detector our fire alarm company Convergint will need to come out and fix these and the cost is ~$600 which will be recharged to the home owner.

In addition the city will fine the HOA is the alarm panel is in error and is not rectified. Fines related to sensors that have been tampered with will also be passed on to homeowners.

If a false alarm is triggered at your unit you need to go to the clubhouse side door. Open the key safe using the PIN code 3406 to get the door key. Once inside the alarm room, press the alarm acknowledge on the touch screen which will stop the alarm.

The reset button will then reset the panel.

(Currently the panel will not reset due to the missing sensors - to silence the panel for 24hrs you currently need to press the trouble acknowledge on the screen for each error)

Hi all,
As you may be aware, the roof replacement project is coming up. It is scheduled for 2026/2027 however we are looking to make some choices now.

Why? We have 2 units that were damaged in the storms and rather than replace the wood shake with something that will be replaced in a couple of years we are looking at replacing with the future solution.

Over several board meetings the options have been discussed and the board is aligned that we will look at Asphalt tiles instead of wood shake.

There are several reasons:

1. Cost - wood shake is significantly more expensive both for the tiles and to fit
2. Durability - the current wood shakes are 46 years old however we have been getting 2-3 failures every year for the last 5+ years.
3. Insurance - we can not change our current insurance as insurers will not take on wood shake risks. Shakes have to be fire prevention treated and whilst they were when installed this is no longer accepted.
4. Solar - We have over the last few years had interest from home owners on adding solar to their roofs. This can not be installed on the wood shake.

The board is looking to make some decisions quickly on the future options so we can address the currenh 2 damaged roofs.

I heard that the lights on the creek side of Cypress point drive were out last night (both the poles and the house lights). Can anyone confirm if this was also on the Central Av side as well?
Did anyone log a ticket with Compass on this as well?

Please be aware that we have had someone sleeping in the club house. They have been seen by the gardener and the club house cleaners. We are not sure how they are getting into the clubhouse as the doors are locked. Please do not let people into the club house that you do not know. If someone is letting them in, this is not acceptable. Please be aware in case you go into the club house. If you see anyone and are concerned please contact the non-emergency police line on 650-903-6344.

Hi,
The pool has a gas BBQ that is available for use. If you use the BBQ please ensure that it is clean afterwards for your neighbors. If you end up being the person who uses up the last of the gas, please post on this page and it will get replaced. Leaving an empty gas bottle for others is not what we want to be doing as a community.

Update. After 8 hours the pool temp has gone up 5 degrees. 15 degrees more to get to full temperature so should be full at temp Sunday afternoon.

The pool heater was turned on this morning and the pool should be fully up to temperature by tomorrow morning.

The HOA committee and a number of residents came out this morning to clean the club house and get the pool area ready.

We have a number of new shades with solar lights and the BBQ gas is restocked and ready to go.

As a reminder, if you use the BBQ please clean it after use as nobody else will…. Except me who for thr third time has had to clean up grease, dirt and burned food that someone kindly left. Please have some consideration for your community if you want to use the facilities.
