How are homes on the Land Trust sold for less than market rate?

The land trust is able to reduce the price of a home by removing the cost of the land from the purchase price. In communities like Moab, land is a substantial contributor to high housing prices. By removing that chunk of the cost, the CLT is able to sell the homes at below market rate.

HAPPY WORLD CLT DAY!

Today we are celebrating the work CLTs do across the world, and how they prioritize and foster community within their areas.

Here in Moab, MACLT has helped over 100 families and individuals find affordable housing on the Land Trust. We couldn't do it without the amazing support of our partners, board members, residents, and community members who consistently show up and advocate for our local community.

With the ever-rising costs of living in a tourist town in the mountain west, our teachers, nurses, and local workforce are often priced out of Moab's housing market. That's where the Land Trust comes in to help.

Homeowners own the home, but not the land. By holding the land in a trust, homes stay affordable for generations to come, and that it's resold to families who live and work in the community.

We work with our local housing authority to help build Mutual Self Help Homes with our homeowners, and provide apartment and cottage rentals on the Land Trust as well.

We LOVE Moab and our community

WHAT IS A DEED RESTRICTION?

When someone buys a home through a CLT, they agree to a few rules (called deed restrictions) that help protect the home from ever becoming another Airbnb, vacation home, or investment property.

Deed restrictions help ensure:
- Homes stay occupied by people who live and work here
- Housing remains affordable for future families and individuals
- The community keeps homes for locals, not just the highest bidder

In a place like Moab, where housing prices continue to rise, deed restrictions help preserve opportunities for teachers, healthcare workers, service industry staff, and local families to continue calling this place home.

Happy Utah Gives Day !🏡
On this day of giving, we’re inviting you to support MACLT as we work to expand affordable housing in the Moab Valley!

MACLT’s work supports Moab’s local workforce and residents who might otherwise be priced out of Moab’s housing market. Like many towns in the Mountain West, rising costs of living have made it increasingly difficult for locals to find long-term affordable housing and purchasing a home can feel downright impossible at times.

BUT that’s where the Land Trust comes in! Land trusts keep costs down, and ensure that homes stay affordable in perpetuity. MACLT has already helped over 100 individuals and families build or buy homes in Moab’s first community land trust neighborhood, Arroyo Crossing - and we’re working to expand affordable housing opportunities across the valley.

Arroyo Crossing Phase II has officially broken ground! 🎉🚜 Roadways and infrastructure will be under construction until summer, and homes will start coming in thereafter.

This phase will include 116 new homes for folks who live and work in the community!

🏠 12 moderate-income twinhomes built by Territorial Land Company
🏠 15 townhomes and 5 single family Mutual Self Help homes built by Housing Authority of Southeastern Utah
🏠 32 low-income apartments built by Developed. By Women. / Giv Development
🏠 52 additional rentals to come
