Lets use the Summit data provided by Amy Corona. It shows the one fully discretionary spending item, the management expense, broken into separate items.. We pulled it out for her. The management expenses, using her numbers. went from $206,000 with Dick Hughes running the Summit in 2021, to $428,000 with Keith Raines running the Summit in 2025.... That is an increase of $222,000 by Raines in only four (4) years! Thats a 108% increase by Keith Raines to manage the same building Richard Hughes managed, for half the cost only four year (4) ago. Let me break it down to the cost per home-owner. 11x14 = 154 owners. $222,000 / 154 = $1441.00 per owner per year. That's what we are talking about.
