Miami is building everywhere. But that doesn’t mean housing is becoming more affordable.

Realtor.com’s 2026 Metro Report Card gave the Miami–Fort Lauderdale area an overall F, with especially weak scores for affordability and homebuilding. The disconnect is striking: cranes fill the skyline, yet high land costs, construction and labor expenses, insurance, financing and permitting continue to push new development toward higher price points.

The result is a growing affordability gap between what homes cost and what local incomes can support.

For neighborhoods like Edgewater, the real question is not simply how much we build. It is what gets built, at what price, and whether Miami can continue growing without becoming inaccessible to the people who already live and work here.

A major new university campus is planned for Wynwood — and it could reshape Miami’s urban core.

Carnegie Mellon University has announced plans for CMU Miami, backed by a historic $3 billion gift from Citadel founder Ken Griffin. Of that total, $2 billion is intended to launch the new Miami campus, while $1 billion will support Carnegie Mellon’s Pittsburgh campus.

The proposed Wynwood campus would span more than 35 acres and, once complete, is expected to serve more than 3,500 undergraduate, master’s and PhD students, with nearly 300 faculty and more than 600 staff.

CMU says the Miami campus will focus on major societal challenges including artificial intelligence and technology, human health, national security, energy and climate resilience, and advanced manufacturing.

With Wynwood directly next to Edgewater and Midtown, this is more than a university story. It could bring thousands of students, researchers and employees into our part of Miami and further strengthen the area’s role in technology, entrepreneurship and innovation.

Yesterday, BNA attended Miami DDA: Market Watch 2026 for an insightful conversation on the forces shaping Downtown Miami’s real estate, investment and development landscape.

From market trends to the opportunities and challenges ahead, it was an important look at where Miami is today and where our urban core is heading.

Brightline is in bankruptcy court, but the trains are still running. The company is working through a major restructuring aimed at repairing its balance sheet while keeping Florida passenger service operating. According to Bloomberg Law, creditors owed about $1 billion have backed a restructuring agreement, bringing support for Brightline’s bankruptcy-exit proposal to creditors holding roughly $4.6 billion of its debt.

For riders, the immediate takeaway is simple: Brightline continues to operate while the Chapter 11 process moves forward. For South Florida, the bigger question is what the restructuring means for one of the region’s most visible transportation projects and what happens next.

No hurricanes in the Atlantic so far this season. But that doesn’t mean the weather has been quiet. While the 2026 Atlantic hurricane season has remained unusually slow, a powerful nor’easter brought heavy rain, damaging winds, coastal flooding, rough surf and power outages to parts of New York, New Jersey, Long Island and New England this weekend.

The reminder for South Florida: weather risk doesn’t disappear just because the tropics are calm. Hurricane season officially runs through November 30, and staying informed and prepared still matters.

A good reminder from our friends at that preparation starts long before a storm is at our doorstep.

You may qualify for the mortgage. Your condo building may not. For many South Florida condo buyers, financing now depends on more than income, credit and down payment. Fannie Mae has retired its Limited Review process for many established condo projects, putting greater attention on the building itself, including reserves, insurance, critical repairs, deferred maintenance and special assessments.

And another change is coming: beginning January 4, 2027, applicable Full Reviews will require a higher minimum reserve allocation.

If you’re buying or selling a condo, ask about the building before assuming the financing will work.

Your tap water may smell or taste a little different starting September 28. Miami-Dade Water and Sewer will temporarily switch from chloramine to free chlorine through October 11 as part of its annual water-system maintenance. You may notice a stronger chlorine smell, brief changes in water pressure, or temporary cloudiness while crews flush the system.

According to Miami-Dade WASD, the water remains disinfected and safe to drink throughout the process. Dialysis patients and tropical fish owners should take additional precautions.
