Florida voters will have a major property tax question on the November 2026 ballot.

A newly approved proposal would significantly expand Florida’s Homestead Exemption for qualified homeowners, beginning with a $150,000 exemption in 2027 and increasing to $250,000 in 2028, with future adjustments tied to inflation.

For Miami and Edgewater homeowners, this could mean meaningful property tax relief, especially as property values and housing costs continue to rise across Florida. But the proposal is not final yet. It still requires voter approval.

The measure also includes provisions for new Florida residents, who would initially receive a $50,000 exemption for four years before becoming eligible for the full exemption.

As with any statewide tax proposal, the impact will vary by property, residency status, and final implementation. The most important thing residents can do now is stay informed, understand what is on the ballot, and make their voice heard in November 2026.

Stay informed.
Stay engaged.
Make your voice heard.

Hurricane season is here, and preparedness should include every member of the household, including our pets.

From June 1 to November 30, take a few minutes to review your plan, pack a pet emergency kit, know where you would go if you need to evacuate, and make sure collars, tags, vaccination records, crates, carriers, medications, and microchip information are ready before a storm is on the way.

Florida’s Trooper’s Law is also an important reminder: pets should never be restrained outside or abandoned during a natural disaster. If you leave, they leave with you.

Plan today. Protect your pets tomorrow.

Thanks to our two special guest pets: Melo, Cayman & Lorenzo.

Happy Memorial Day weekend from the Biscayne Neighborhoods Association.

As Memorial Day approaches, we pause to honor the brave men and women who made the ultimate sacrifice in service to our country. This day is not only a national moment of remembrance, it is also an opportunity to reflect on the history that lives close to home.

Here in South Florida, that history includes places like Dinner Key, where Miami became part of America’s aviation and service story. From Biscayne Bay to communities across Florida, we remember the courage, the families, and the legacy of those who never came home.

May this weekend be filled with gratitude, reflection, and respect.

We remember. We honor. We thank. 🇺🇸

Flooding in Edgewater is no longer a future problem. It is already happening.

Heavy rain is only part of the story. King tides, clogged infrastructure, construction pressure, and overwhelmed drainage systems are all putting our neighborhood to the test. What happens on major corridors like Biscayne Boulevard does not stay there. It affects access, buildings, operations, and daily life across Edgewater and Midtown.

That is why this conversation matters.

Join us on May 7 at the Miami Woman’s Club for BNA Pulse: Hurricanes, Flooding & Preparedness. Hear from experts in government, engineering, legal, insurance, contracting, and property management as we discuss what our community needs to know now to prepare for what is ahead.

Doors open at 5:30 PM
Keynote begins at 6:00 PM
Followed by a curated happy hour with drinks, bites, and networking.

Today, BNA President Rick Madan spoke at Miami City Hall on key items that directly impact Edgewater and the future of our city. He addressed RE.5, RE.10, and RE.18—important discussions involving election timing, District 2 investment, parks, housing, and long-term community priorities.

We believe neighborhoods must have a voice when decisions are being made. Showing up, speaking up, and staying informed is how real change happens.

Edgewater deserves representation, transparency, and smart investment. We will continue advocating for what matters most to our residents.
