Florida voters will have a major property tax question on the November 2026 ballot.
A newly approved proposal would significantly expand Florida’s Homestead Exemption for qualified homeowners, beginning with a $150,000 exemption in 2027 and increasing to $250,000 in 2028, with future adjustments tied to inflation.
For Miami and Edgewater homeowners, this could mean meaningful property tax relief, especially as property values and housing costs continue to rise across Florida. But the proposal is not final yet. It still requires voter approval.
The measure also includes provisions for new Florida residents, who would initially receive a $50,000 exemption for four years before becoming eligible for the full exemption.
As with any statewide tax proposal, the impact will vary by property, residency status, and final implementation. The most important thing residents can do now is stay informed, understand what is on the ballot, and make their voice heard in November 2026.
