What happened yesterday in Miami, following the controlled implosion of the Mandarin Oriental in Brickell Key, should concern every resident living next to major construction projects.

Even with extensive planning, the impact on nearby residents was very real — shattered glass, dust, and disturbances reported in adjacent buildings.

This is not speculation.
This is reality.

👉 What protections are truly in place when large-scale demolition or construction happens just steps away from existing residential buildings?

In some situations — including ours — proximity is even more sensitive, with structures closely connected below ground.

No one is against progress.
But progress should never come at the expense of residents’ safety, property, and peace of mind.

Transparency, accountability, and proper safeguards must come before decisions are made — not after consequences are felt.

Thank you to the 813 people who have already signed. This is not just a number — it’s a clear signal that residents care deeply about the future of our community.
Let’s be honest: this is not about being “anti-development.” Developers are free to build and invest — that’s their business. But development cannot be used as a free pass to ignore infrastructure limits, bypass residents, or chip away at the very heritage that makes this place valuable in the first place.
The pressure to push projects forward without meaningful resident involvement raises serious concerns. The people who live here and will live with the consequences must have a real voice — not just be presented with a done deal.
Infrastructure is already under strain. Historic identity is not a disposable asset. And “progress” that weakens the very character of a community isn’t progress — it’s loss.
We’re not going anywhere. We will keep pushing for transparency, accountability, and a future that respects both the people who live here and the history that defines this place.

I understand that developers want to build, grow the city, and make money. That’s part of any growing city — and I’m not against development.

But there are two major issues we cannot ignore:

First — infrastructure.
Miami and Miami Beach are struggling to keep up. Traffic, utilities, flooding, parking, congestion… the infrastructure simply isn’t keeping pace with the speed and scale of new high-rise development.

Second — and this matters deeply — our Art Deco heritage is not negotiable.
Historic Art Deco buildings are part of what makes Miami Beach unique. Once they’re gone, they’re gone forever. They should be protected, not compromised for the sake of new towers.

Over 800 supporters are already standing up because they believe progress shouldn’t come at the cost of erasing history or overwhelming infrastructure.

We can support smart growth — but not at the expense of what makes this city special.

While I’ve been in Manhattan, New York this week, the momentum hasn’t slowed down — quite the opposite.

Our petition has now reached 761 supporters, and continues to grow every day.

This clearly shows that residents and supporters remain engaged and attentive to what is happening.

Being away doesn’t mean being silent.

We have now reached over 700 supporters — thank you for standing up to protect the Art Deco Historic District.
Your support continues to grow, and it truly matters.
While this effort is about preserving the broader district, it also directly impacts nearby residential buildings — including 1500 Ocean Drive, where many residents are seeking greater clarity.
At the same time, discussions regarding the proposed development at 1501 Collins Avenue appear to be ongoing, including meetings involving legal counsel, yet with limited visibility for many unit owners.
It has also been indicated that 1500 Ocean Drive and 1501 Collins Avenue may be interconnected — including at the lot or structural level — which makes these questions even more important for residents.

This situation is raising important questions increasingly shared by residents:
When a building is asked to give “consent” to a developer, does that consent carry financial value?
If so :
Should there be an independent appraisal?
How is that value determined?
How is it disclosed to all unit owners?

If there is value, transparency is essential.
If there is no value, then an equally important question arises:
👉 Why would a building assume potential risks — including possible structural or long-term impacts — without a clear benefit to its owners?

These are general questions about how such situations are typically handled.

A question increasingly raised by residents:

When a building is asked to give “consent” to a developer, does that consent typically have a financial value?

In some cases, I’ve heard it can reach significant amounts.

If so, is it standard practice to obtain an independent appraisal to determine that value?

And how is that value usually handled and disclosed to owners?

If THERE IS value, transparency would seem essential.

If there is NO value, then why take on potential risks, including possible STRUCTURAL IMPACT ?

These are general questions about how such situations are usually handled.

(In some markets, such as New York, I’ve heard that this type of consent can represent a percentage of a project’s value — sometimes estimated around 5% — but this can vary widely.)

What process are we really being asked to trust?

February 5th, residents were invited to a so-called “informal committee” presentation —
yet this was not a formal board meeting, and no official board vote or transparent process was involved.

According to information shared with residents, this “committee” was assigned and requested by the board members .

Two attorneys, who are themselves residents —
and not the association’s official legal counsel on this matter —
presented conclusions that could be interpreted as suggesting that the proposed tower was essentially a “done deal.

Let’s be clear:

➡️ No formal decision had been made
➡️ No vote of the residents was requested
➡️ No transparent process was followed

And yet, residents were presented with a narrative that seemed designed to shape perception rather than inform objectively.

This raises important questions:
• Under what authority was this “committee” formed?
• Who asked these individuals to speak on behalf of the community?
• Why were residents presented with definitive conclusions outside any official, accountable setting?

In a matter of this magnitude — impacting the structure, value, and future of our homes, plus the future of art deco district—
residents deserve facts, transparency, and the right to be properly consulted.

Not informal presentations.
Not predetermined narratives.
Not decisions made without us.

This is not about being “for” or “against” a project.

👉 This is about process, transparency, and respect for residents.

Notably, formal board meetings are typically documented through official records or minutes.
In this case, no such record appears to exist.

Why was such an important presentation — on a matter impacting our building and the Art Deco district — conducted without any formal documentation or accountability?

Because once decisions are made without transparency…
they are rarely made in the best interest of the community.

Dear Supporters and Community Members,
Our petition has now reached over 675 verified signatures — a clear and growing signal that residents, neighbors, and members of our community care deeply about protecting the Art Deco Historic District.
Over the past week, I met with a Miami Beach Commissioner to present your concerns and supporting documentation. This issue is now on the radar of city officials.

But today, I need to share something more urgent.
Despite this strong and visible community support, there are ongoing discussion between the board of 1500 ocean drive and the developer around this project that appear to be advancing without full transparency and without a clear vote from the residents most directly affected.

This raises serious concerns.
When a project of this magnitude — with potential structural, environmental, and historic impact — is being considered, residents deserve:
Full visibility
Clear communication
And a meaningful voice in the decision-making process

Instead, many are left asking:
👉 Why is such a critical decision not being openly discussed with all residents?
👉 Why is there no clear vote on a matter that directly affects our homes and safety?
This petition represents more than numbers.
It represents a community that is paying attention — and expecting to be heard.

🚨 Nearly 650 signatures — and rising.

In just a short time, hundreds of residents and local stakeholders have already signed this petition to oppose the high-rise tower at 1501 Collins Avenue.

Let’s be very clear:

These are not outsiders.

They are:
• Residents of 1500 Ocean Drive
• Neighbors from surrounding buildings
• People who live here and are directly impacted

👉 And they are saying NO.

Yet decisions are still being discussed behind closed doors, without transparency and without the consent of the residents most affected.

This is unacceptable.

The Art Deco Historic District is not empty land to exploit.
It is a protected, world-recognized heritage — and its value comes from its scale, identity, and rarity.

Overdevelopment doesn’t create value here.
It destroys it.

And once it’s gone — it’s gone.

The findings raise serious concerns about the impact of the proposed high-rise at 1501 Collins Avenue on the structural integrity of 1500 Ocean Drive.

1500 Ocean Drive was designed by world-renowned architect Michael Graves, one of the most influential figures in modern architecture.

From his own words, Miami Beach was “a place completely packed with people all day and night… a fabulous place in the United States.”

Our building — often referred to as The Michael Graves Building — is a rare architectural asset and a living legacy in the heart of the Art Deco district.

A respected voice in real estate says it clearly.

Howard M. Lorber, Chairman of Douglas Elliman — one of the largest real estate companies in the United States — emphasized that the strength of 1500 Ocean Drive is not in trying to compete with new luxury developments.

It is in preserving what makes it unique.

Michael Graves is not just an architect —
he is a brand, a signature, a legacy.

And that legacy is what drives long-term value.

So the question becomes:

Why would anyone want to risk altering the integrity of such a unique and historically significant property?

Miami Beach is known worldwide for its architectural heritage.
Once it’s compromised, it cannot be recreated.

Scarcity and uniqueness are what create true value — not overdevelopment, especially when it risks damaging an irreplaceable architectural landmark. When preserved and properly maintained, places like this only become more exclusive and more valuable over time.
