Turtle Mound Ventures, LLC is requesting to rezone this 28.37 acres parcel from GML(I) (Government Managed Lands - Institutional) and TR-1 (Single-family Mobile Home) to RVP (Recreational Vehicle Park).

25Z00054 Is for the property is on the east side of N. Courtenay Pkwy., north side of Pioneer Rd., and approximately 400 feet south of Via De La Reina. They asked to rezone property from AU (Agricultural Residential) with a Binding Site Plan (BSP) to RU-2-15 (Medium Density Multiple-Family Residential) with the removal of the BSP on an 11.24-acre parcel for the development of 222 units. ***UPDATE: The Applicant for this request asked for a continuance at the Thursday, April 2 meeting. They are considering adding additional property to the request. Speculation is that the property in question is the medical building at the corner of Pioneer Rd. and N. Courtenay Parkway but the board couldn’t confirm it. The request will be heard again at the BCC’s May 7 meeting.

This zoning request is being presented Thursday night at the Brevard County Commissioners' Zoning meeting. While this property isn't located on NMI, this zoning request (if approved) has the potential to affect all of Merritt Island. The property in question is outlined in yellow in the picture below.

In case you haven’t heard yet, the Port Canaveral Commission voted unanimously to not sell the barge canal property. It was being eyed by two energy companies that wanted to build an LNG plant to support the cruise and space industries. This photo is a drone shot of the property.

We have a last minute addition to the meeting agenda. Brevard County Attorney Morris Richardson has been invited to attend our meeting to provide opportunity for residents to ask questions regarding the Waters Mark/Brevard County proposals for land exchanges on N. Tropical Trail along the Indian River Lagoon and Hall Rd.

Key Points:
* Brevard County will pay $3 million to settle a decade-long lawsuit with a developer.
* The settlement allows for 84 new homes and a potential 42 slip marina on North Merritt Island.
* The county will acquire nearly 150 acres for flood control, conservation, and potential public access.
* This agreement resolves a dispute that began in 2009 when a zoning change reduced the property’s development potential.

ICYMI Thursday night 2/5 was the Brevard County Commission (BCC) Zoning Meeting. One of the many zoning change requests that was presented was the Maronda Homes request to build a new housing development on East Crisafulli Road. After a lengthy discussion, the BCC voted unanimously to deny this request. The video of the meeting is available on YouTube.
