Reminder to submit your BSHOA 2025-2026 Homeowner dues

There is an option to pay your 2025-2026 BSHOA dues by Paypal. Youll need to send an email to [email protected].

Please be sure to state if you want to volunteer on the board if you choose to pay the full $75 fee.

Fees are $37 if just paying for electrical for the year or $75 if you choose to help give funds towards front entrance maintenance/upkeep.

Please note there is a $1.86/3.18 (depending which option chosen) Paypal fee added to your total due when paying through Paypal. We will send you any invoice to pay by.

Voting ballots were mailed out yesterday. Those that stated they wanted to join the board when they paid their dues were added to the list. Please make your choices and return to BSHOA. We will share results once completed.

We are still looking for volunteers for the BSHOA Board Members for the upcoming 2025-2026 season. Members of the HOA will also get to vote to approve the budget and vote for the board members. Positions are year to year.

At the annual homeowners meeting last year we made the motion to have the retain counsel to help us get by-laws in place for the HOA Board. This was voted on and approved by the homeowners (the budget was also approved at that meeting) prior to engaging counsel.

We are NOT CHANGING ANYTHING that directly affects homeowners.
The HOA was setup 30 years and never filed any bylaws as part of the incorporation. When we discovered this we determined we needed to get bylaws filed that govern how the board is to operate.
When we met with the atty, he informed us that the HOA is indeed voluntary, which means we cannot force people to pay membership dues. We are simply trying to operate within the boundaries of the law.
As for the electric costs, this is specifically stated in the covenants that were created 30 years ago when the development was built. We have not changed this, nor can we change this at this time (it can only be changed when the covenants are up for renewal and require homeowner approval).

Membership in the BSHOA is optional, much like being a member at a country club. The country club can have a dress code that all members must abide by - for example everyone must wear a black jacket to dinner.
If you wish to eat there, you put on a black jacket and patronize the country club. If you don't want to wear a black jacket you can't eat there.
This is much the same with the HOA. If you want to participate you pay the dues and be a member. If you don't want to participate you are not required to pay the "membership" portion of the dues. The HOA will operate independently. The rules that govern the homeowners who do NOT participate will NOT change since the HOA will be acting independently and can only enforce the original covenants that are attached to the properties. These can only be changed at the renewal date and require homeowner approval.

The purpose of the HOA will be to maintain the front entrance and try to help communicate to homeowners the importance of adhering to the original covenants. The HOA could theoretically change the rules at some point down the line, but the rules will only apply to members (non-members will only be bound to the original covenants).

UPDATE
1. We will hold our annual meeting Sept 30th @ 6:30pm at Mauldin City Hall (in the court room).
2. Announcement and yearly BSHOA meeting date letters were sent out this past weekend (9-6-25).
3. It has been determined that the required fees for the neighborhood lights will be $36.12 per year per homeowner, and these homeowners will NOT be part of the HOA.
4. Option 2 is a fee of $75 per year per homeowner that will cover the required light fee, and additional funds will go towards keeping up the front entrance (maintenance/electrical/water/etc). Remaining in the HOA allows the homeowner to have a say it what goes on, to vote, and make a difference in the community.

Big news for the Butler Station HOA for 2025!

For a number of years now there have been multiple attempts to update the HOA by-laws. At the 2024 annual meeting the board discussed these intentions with the homeowners’ and approved a budget entry to hire a real estate attorney to help us with this update.

After several meetings with our attorney we have a new understanding of our HOA. The attorney reviewed all of our documents and determined that every home in the development is responsible to pay their share of the community electric cost for the street lights. This is MANDATORY.

We also discovered that the HOA is voluntary. You do not have to take part in the homeowners’ association unless you want to. The attorney has written a set of bylaws and the board has approved them for adoption for the 2026 year. You will have an opportunity to download and review these from our page (https://www.facebook.com/butlerstationofmauldinhoaboard/) before you decide whether or not to be a member. Being a member will give you a say (a vote) in the HOA business as well as take part in the community and contribute to the front entrance maintenance.

We have also discovered that the HOA does not own any real property (we do not own the front entrance).

We will hold our annual meeting Sept 30th @ 6:30pm at Mauldin City Hall (in the court room). Please feel free to attend and we will do our best to update all in attendance with the latest information.
