AVIA is currently monitoring the activity on the 23 lot subdivision at the "T" (Reliez Valley Rd. and Alhambra Valley Rd.) in the Valley. The property was sold to Taylor/Morrison, the global home building company that built the condos on the former "Hungry Hunter" property in Lafayette.

AVIA fought long and hard to ensure that the subdivision was planned well. The 200-300 year old heritage oak was preserved at the entrance to the property; that necessitated moving the entrance a little to the north. All lots facing Alhambra Valley Road will have deeded one story houses on them; this means that two story homes can never be built on those lots. The two story homes will all be in the back. The street lights will all be facing down, and lastly, there will be arterial stop signs in both directions opposite the entrance and Quail Hollow.

Dear Neighbors,

We have some current updates for you for projects in the Valley.

We spoke to Scot Busby last week about his and his Dad's projects:

1. Scot owns the lot south and east of the Cottrell property on Reliez Vallely Rd. It is a minor subdivision (four parcels) with a remainder. He is continuing to work on his application to the county.

2. Jim Busby of Security Owners has sold his 23 lot subdivision (half-acre zoning) at the T to TaylorMorrison Home Corporation. TaylorMorrison is a global company listed on the New York Stock Exchange. AVIA fought for two changes to the Vested Tentative Map which were approved in the environmental study: save the Oak tree at the entrance and record deeded one story homes on all properties facing Alhambra Valley Road.

Constructing the storm drain may be done soon, as it must be done with as little water in the creek as possible. The large drain will exit the property near Hillgirt Ranch Road, then cross over AV Rd to the east side and empty via a headwall at Wanda Way. This means that you should be prepared for MAJOR TRAFFIC CONTROL from the T to Wanda Way whenever that project starts. Also, keep in mind that PG&E will be starting work on Alhambra Avenue and the northern section of AV Rd.

3. Scot has a 7 lot property (one acre zoning) adjacent to the 23 lot subdivision. AVIA was able to get deeded one story homes on the three lots facing AV RD.

4. Scot purchased the former Bailey property at 5244 AV Rd. He plans to do a remodel on the house and live in it with his family. This property is adjacent to the seven lot subdivision of Creekside Oaks. John Curtis owns two lots and the bank owns five lots. There are many matters that have to be taken care of before the final map can be approved.

5. Busby/Smithers bought the Charles Wood property at the western corner of Chelsea and AV Rd.

Hi all. Our apologies for such late notice!

There will be a special meeting of the Council tomorrow evening, WEDNESDAY, AUGUST 22 at 7 pm in the city council chambers.

The agenda includes the following:

A public comment time period when people may voice their concerns about the annexation and/or changes to it.

Next, the Council will meet in closed session. Closed sessions could take any amount of time. At some point they will return to the meeting and make an announcement of their decision relating to the annexation. They could come back with a decision, "yes, we should modify the boundaries," or, "no, we do not want to modify...." Or they could not agree on a decision. There may be other possibilities.

No comments will be allowed at this time, and the meeting will be adjourned.

At the beginning of the meeting is the time to voice your concerns about the annexation. There is no need to wait through the closed session since no comments will be allowed later. We will have representatives who will stay for the announcement from the Council and will inform you by email.

The partial Valley Annexation by the city of Martinez is going to be heard before the LAFCO Commissioners on July 11.

This means that all the landowners and registered voters in the annexation area will receive the 21 day notice of the hearing NEXT WEEK. Everyone within 300 feet of the annexation will also receive that notice.

Please save that date, and most importantly, plan to be at that hearing if at all possible. Everybody is invited to speak, whether in the annexation area or not.

The LAFCO hearing will be held in the County Supervisor's chambers at 1:30 in the afternoon. That's in the skyscraper building on Pine Street. We hope you can be there because we need your support.

This is the first step toward the eventual annexation of the entire Valley.
