Merrimack Valley Housing Partnership First-Time Home Buyer Education Project Genesis consists of 9 hours of instruction over three-day series via zoom.

The classes are taught by MVHP staff and volunteering attorneys, lenders, home inspectors, and real estate brokers. Our classes are taught in English, Spanish and Khmer. We offer the following services:

Our next First-Time Homebuyer Class is September 1st, 2nd & 3rd, starting at 6:00 PM each day.

This class covers everything from budgeting and credit to the mortgage process and closing — and it's often the first required step for special first-time homebuyer loan products and down payment assistance programs.

MYTH: "I should waive my right to a home inspection to make my offer more attractive to the seller."

FACT: In Massachusetts, sellers and their agents are no longer allowed to require or pressure you to waive a home inspection as a condition of accepting your offer. Thanks to the Affordable Homes Act, a new state regulation protects your right to get an inspection. Sellers must give you a written disclosure confirming that right, and any contract terms that undermine a real inspection are prohibited.

A home inspection helps you understand what you're actually buying before it's final — don't give it up to seem competitive.

Take our first-time homebuyer course to learn how to make a strong offer without giving up protections like this one. Graduates are eligible for free counseling with a HUD-approved Homebuyer Counselor.

FACT: They don't! Pre-qualification is a quick estimate based on information you provide. Pre-approval means a lender has actually verified your financials and that's a much stronger signal to sellers that you're ready to buy.

Take our first-time homebuyer course to get a clear plan for turning pre-qualified into pre-approved. All graduates are eligible for free counseling with a HUD-approved Homebuyer Counselor.
