ATTENTION Residents and Neighbors:

This message is to inform you that the owner of our management company, BWK, is retiring. While this has left us in an awkward position of finding a new management company at the inopportune time of the holiday season, our search was successful and we have chosen a replacement. Cornerstone Management Company will take over our HOA January 1st. Be on the lookout for letters being mailed in January or sooner with information regarding dues, which will be delayed to prevent any confusion with payments.

ANNUAL MEETING & BOARD OF DIRECTORS ELECTION

Dear Hudson Lake Estates Homeowners:

The Annual Meeting of Hudson Lake Estates will be held on April 13, 2024. We are holding the meeting in the front of the neighborhood next to the LG&E lot, in order to have more attendance.

We have five (5) open seats for the Board of Directors. We encourage the community to join us at the Annual Meeting to vote for your new Directors. Candidates may also be nominated for the floor of any meeting for the purpose of electing Directors. Director terms are for one year and candidates must be Deeded Lot owners and be current in the payment of their assessments.

Election of Directors shall be done by a vote of ballots, one vote for each Member voting in person or by proxy and Directors shall be chosen by a plurality of the votes at such election. Members may cast votes in person or by proxy. A proxy may be made by any member entitled to vote and shall be valid only for the particular meeting designated in the proxy.

If you cannot attend the meeting, please fill out the Absentee Ballot and remit to BWK Property Management no later than April 5, 2024, or fill out the Proxy to a neighbor or Board Meeting who will be attending the meeting.

The Agenda for this very important meeting is as follow:

Dear Resident(s):

Republic Services will be in the neighborhood on 1/19/24 to pick up any trash bins, for residents that did not reach out to them to keep their services. If you wish to keep their services, please contact them, or another carrier of your choice. If you have chosen another carrier, please have your trash bins placed at the end of your driveway near the street on 1/19/24. Failure to return the bins to Republic will result charges and fees to the homeowner from Republic Services. Failure to obtain Trash/Waste services, or improper storage of trash on your property, will result in fines and liens from the HOA or the city of Louisville.

There have been numerous complaints regarding the Street Parking, Parking in Yards, and storage of Trash receptacles. I have sent numerous warning notices per Hudson Lake Estates, CCR’s. Violators will be turned over to our legal counsel, if the breaches are not cured. Further, the City will be notified via 311, and if your car is considered to be improperly registered i.e. expired tags and non-insured, or inoperable you could be imposed fines or your vehicle impounded.

I will be emailing a copy of the Rules and Regulations for reference for all of the residents to review. If you are in violation with any of same, please comply to avoid legal action.

Below is the Jefferson County Ordinance for Parking on the Street/Yard. As you will see, it is strictly prohibited. Code Enforcement can enforce a fine of $100.00 per day, and lien your home (complaints have also been made to their department).

Jefferson County Parking Ordinance:
203.8. Motor Vehicles: Except as provided for in other sections of this Code, no inoperative or unlicensed motor vehicles shall be parked, kept or stored on any premises, and no vehicle shall at any time be in a state of major disassembly, disrepair, on in the process of being stripped or dismantled. Painting of vehicles is prohibited unless conducted inside an approved spray booth. A vehicle of any type is permitted to undergo major overhaul, including body work, provided that such work is performed inside a structure or similarly enclosed area designed and approved for such purposes. All motor vehicles on any premises, other than agricultural land, as defined in the LDC, must be parked on a hard and durable surface, such as asphalt or concrete, which limits or precludes particulate air pollution. In addition, motor vehicles may only be parked on those portions of the premises, which the LDC allows as permissible parking areas.

Just a reminder the the Annual HOA meeting is tomorrow, March 25th at 10:00 am, at the LG&E fences areas near the entrance. I’m the event of heavy rain, the meeting will be rescheduled. Looking forward to seeing everyone!

A concerned resident called with a complaint of several individuals roaming the neighborhood, claiming to be selling services for ATT. I have called ATT and they cannot confirm that the representatives work for them. Please be cautious of a possible scam.

Has anyone had direct contact with these individuals? I will try to post an image in the comments.

Hello everyone! The below letters was emailed to everyone via the online resident portal with the 2023 Approved Annual Budget. The notices as well as Budget will be mailed out this week.

In re: 2023 Approved Budget and
2023 Annual Homeowners Association Dues Dear Resident(s):

As we all know the pasts few years have been extremely hard for everyone. The Board has diligently tried to keep up with inflation and unexpected expenditures.

This year, the dues will increase $15.00 per year, from $350.00 (2022 dues) to $365.00,(2023 dues). This will allow the neighborhood to cover the Budget shortfalls of 2022. Payments are due on January 15, 2023, and considered late and will be assessed a late fee of $25.00 as of February 28, 2023.

Failure, by any homeowner, or any owner currently under default by non- payment, will result in your account being turned over to legal collections. Any past due homeowners, will need to contact
this office and make payment arrangements to prevent legal collection actions, and undue additional fees to your account. If you have not contacted our office, by December 31, 2022, and
are delinquent, your trash services will be suspended (Trash is a large portion of our budget and is billed per home and included in the dues above).

Dear Resident(s):

In light of the recent snow events, the Board wanted to remind the neighborhood of the HOA’s Policy for snow removal:

1. In the event of 2 inches or less of snow accumulation, without ice, the roads will NOT be treated.

2. In the event of 2 inches of snow or a major ice event, the neighborhood will be Salted (or ice melt applied), with extra attention provided to the hills.

3. In the event of 3 inches or more of snow/ice, the roads will be salted (or ice melt applied) and plowed.

Once again reports of people getting into cars in the neighborhood. Please keep your eyes out. We can’t let this become commonplace. This last incident happened on Lake Erie, last night.
