As a voice for small landlords who believe in keeping our neighborhoods strong, SPORC Long Beach supports the extended LB eviction moratorium. But we also know that even tenants who can afford to continue paying face financial hardships, so we call on fellow landlords to pledge their own moratorium on rent increases through the end of 2019.

Community landlords understand that providing housing for neighbors in need will make Long Beach a better home for everyone. We always stand with our tenant neighbors against landlords who claim to speak as taxpayers but are really just afraid that fairly-priced competition will make it harder for them to raise rents which are already TOO DAMN HIGH.

The money would go to efforts including permanent supportive housing, emergency shelters, job opportunities, affordable student housing and possibly converting blighted motels into housing for the homeless.

Dennis Block has led the unscrupulous response to AB 1482 by advising landlords to evict tenants before the anti-rent gouging bill turns into state law.

Vote YES ON 10 to say "no" to the corporate real estate profiteers I found in my mailbox today.

This 4 unit property sold for $1,140,000 last year and now Coldwell Banker is boasting that they relisted at $1.9 million to earn their anonymous client $760,000 on the flip.

If you go deeper into the history of 126 Bonito (see the second image) you'll learn that the previous owner boasted an annual profit of $56,469. The "Cap Rate" estimate from Caldwell Banker's tells us that the next owners should expect more than $85,000 in annual earnings. Only one way to get there - raise the rent!

As a real estate investor, I'll admit that I wouldn't cry if my four unit Long Beach rental produced an $85,000 profit. But, as a resident of the community in which I choose to invest, I'm perfectly OK earning a more modest return while providing some great neighbors affordable housing.

We need rent control to stop the housing inflation that prices working families out of the rental and home ownership markets. Join me in voting YES ON 10 to keep our neighborhoods stable.

This is an appeal to our fellow California rental property owners. Legislators are finally getting ready to repeal the loophole that lets the big realty companies that built luxury rental properties since 1995 evade rent control.
