Builders are responding to affordability challenges by rethinking product design. Emerging Trends 2026 reports that “median new-home sizes have fallen 12% in three years as developers target cost-conscious buyers and renters.”

In Nevada, this shift is evident in the growth of attainable single-family rentals and compact, amenity-rich communities. Efficiency and adaptability are defining the next generation of housing - and the next chapter for smart growth across our region.

Big ideas. Tough questions. Collaborative problem solving. 💡🏙️

Over three days last week, ULI Nevada’s Technical Assistance Panel (TAP) brought together experts from across the built environment to help Nevada State University explore the future of the 500 acres surrounding campus.

From land use and connectivity to economic opportunity and community impact, the conversations happening behind the scenes have been thoughtful, strategic, and future-focused.

A TAP is designed to provide independent, multidisciplinary guidance on complex development challenges and this one has sparked some exciting dialogue about what’s possible for Southern Nevada’s future.

We’re not ready to reveal the recommendations just yet… but the findings are coming soon. Stay tuned for the final presentation and key takeaways from the panel.

Behind the scenes of a Technical Assistance Panel (TAP) with ULI Nevada. 🏙️

Over the last three days, a multidisciplinary team of industry leaders, planners, developers, designers, and community stakeholders came together alongside Nevada State University to explore the future potential of approximately 500 acres adjacent to campus.

A TAP is one of ULI’s signature advisory programs designed to bring together independent experts to provide objective guidance, big-picture thinking, and actionable ideas around complex land use and development challenges.

This process is rooted in collaboration, research, community engagement, and thoughtful dialogue - all with the goal of helping shape stronger, more connected communities for the future.

The final recommendations are still being developed, and we look forward to sharing more soon. For now, we’re excited to give a glimpse into the conversations, collaboration, and community leadership happening behind the scenes.

One of the standout moments from the Urban Land Institute Spring Meeting in Nashville came from an unexpected voice in the built environment conversation: Garth Brooks

During his keynote, Brooks shared his perspective on hospitality, safety, and long-term growth along Nashville’s iconic H***y Tonk Row - emphasizing that successful places are built around people first. His message reinforced an important principle that resonates deeply with ULI’s mission: vibrant communities are created through intentional design, authentic experiences, and a commitment to making people feel welcome and safe.
