If you are planning a solar installation on your roof, note that the following change will be coming to our CC&Rs

MEADOW RIDGE COMMUNITY ASSOCIATION
SOLAR PANEL INSTALLATION RESOLUTION

Related to a new Nevada law the Association REQUIRES an Architectural Review Application be submitted to Managing Agent of the Association and approved by the Board of Directors and/or Architectural Committee prior to the installation of Solar Panels and/or Solar Structures on or around the homeowner’s property.
NOW BE IT FURTHER RESOLVED, that an owner that is approved to have the solar panels installed on the roof of their individual unit must ensure the following:
1. Solar panels MUST be installed by a professional licensed and insured solar contractor. The as-built drawings for the solar panels MUST be provide and shall have manufacturer product specifications for the products being installed included as well. Details about the size of the system being installed, quantities of solar panels and the engineering design showing the rooftop panel placement as well as the location of all installed equipment must be included with the ARC submission.
2. All solar panel equipment, except the actual panels themselves, including but not limited to main/sub electrical panels, electrical disconnect boxes, meter panel, miscellaneous electrical boxes and all conduit, must be painted to match the color surface they are being mounted to. This means that any conduit or panels run along the roof or buildings must be painted to match such mounted surfaces to the best of the Owner’s ability. If the conduit or other equipment runs over multiple colors, each portion of the equipment or conduit must be painted to match each color section. This includes any track or cable that may be exposed and mounted to the stucco. Solar inverters, the NV Energy meter, energy storage systems, and/or battery walls do not need to be painted. Bare grey panels/boxes of any kind are prohibited.
3. All solar panel installation must include installation of bird mesh protection in order to prevent nuisance birds from roosting under the solar panels.
4. Any damaged incurred to the solar panels or the exterior equipment must be repaired as quickly as possible and the Managing Agent shall be notified of such repair time frames.

Per the chart below most recent courtesy notices apply to landscaping maintenance, street parking, and lights not illuminated (address and coach lights) -- and our fixes to such issues are very timely.
