📣 Registration is now open for our annual Affordable Housing Forum: LIHTC & the QAP!

This training, in partnership with MSHDA, is geared toward both emerging and experienced developers who have utilized or plan to utilize Low Income Housing Tax Credits (LIHTC) to develop housing. Our agenda will feature experienced investors and developers who are navigating LIHTC project challenges and opportunities in real time and are passionate about strengthening the affordable housing ecosystem. You can expect:
- Updates and information on the Qualified Allocation Plan
- A panel discussion on the status of the equity market
- Sessions geared to those new to LIHTC
- Sessions geared toward seasoned developers
- A discussion around new AHIC underwriting standards

Last week, a few members of the CEDAM team attended the 2026 Mackinac Policy Conference ( ) hosted by the Detroit Regional Chamber. We are so grateful to have had the opportunity to be able to meet with so many of our partners, old and new, as well as elected officials, to discuss our state's most pressing issues around housing, economic development, and more.

The MI Healthy Climate (MHC) Fellows had a busy and exciting April filled with professional development, networking, and more!

On April 20, the Fellows participated in the program's annual pre-conference retreat focused on developing an enduring, capable network of climate change professionals committed to Michigan’s sustainable future. During the retreat, they were joined by numerous program alumni and industry professionals who facilitated panel discussions.

The next day, Fellows attended the 4th Annual MHC Conference, where former MHC Fellow Mary-Elizabeth Estrada served as the Emcee. The conference featured an MHC Fellow showcase, a space where all 15 current fellows hosted a table highlighting their current work at their host sites.

One of our goals is to foster relationships and create professional experiences for fellows so they are knowledgeable and well-connected to continue work in their field post-fellowship. Read more about the MHC Fellows' busy April in an upcoming blog!

Last week, CEDAM brought together the Michigan Children’s Savings Account (CSA) Network for our first in‑person convening since 2019, and it reminded us just how powerful shared spaces and missions can be!

The Network first met in this same building, the Marshall Street Armory, in November 2017. At that time, Michigan had just three CSA programs and a few thousand students with accounts. Today, thanks to the CSA Network and the work of community champions across Michigan, we have 18 enrolling programs, 66,000+ students with accounts, and millions of dollars saved for future postsecondary and career pathway goals.

During the convening, 14 of the 18 currently enrolling CSA programs reflected on successes, exchanged lessons learned, and explored new tools and resources—including Treasury’s new MI Money Matters platform. We heard community‑centered strategies for student and family engagement, multigenerational approaches to financial education, insights on disbursement processes, and real‑time troubleshooting across programs.

Through the Network, we’re building a coalition where collaboration sparks inspiration, strengthens shared resources, and helps local programs meet their community’s needs more efficiently and equitably. Together, we’re making postsecondary education and career training accessible and attainable for all Michigan students.

This funding opportunity is to support organizations with established CSA programs in strengthening their immediate and long-term sustainability, effectiveness, and community impact. Projects may focus on addressing practical needs, building durable infrastructure, or strategic enhancements to ensure CSA programs are accessible, impactful, and financially sustainable.

We came, we learned, and we were inspired! The 2026 Building Michigan Communities Conference was filled with incredible insights across multiple aspects of community development.

CEDAM staff attended sessions throughout the day, networked at the CEDAM booth in the vendor marketplace, and reconnected with community champions. Some highlights included:
🗣️ Jessica AcMoody, CEDAM’s policy director, was featured during the opening keynote plenary: Connecting the Dots: Economic trends shaping the future of housing in Michigan
🏠 Teresa Gillotti facilitated a session on modular housing opportunities and challenges
📣 Emily Reyst facilitated a session on how localities across the state are removing barriers to housing development, and she presented the Community Development Legacy Award to Governor Gretchen Whitmer

From combating gentrification through resident-centered investment to tribal housing needs and collaborations, we are taking back so much from this conference. We are so grateful to Michigan State Housing Development Authority for bringing us all together to learn and continue growing Michigan's communities!

Earlier this week, Emily Reyst, CEDAM’s director of external affairs, had the privilege of honoring Governor Gretchen Whitmer with the first-ever Community Development Legacy Award at the Building Michigan Communities Conference in Lansing.

The Award was presented to the Governor for her commitment to community, collaboration, and long-term impact, specifically her administration’s historic investments in the MI Housing and Community Development Fund, expanding the Working Families Tax Credit, and much more. Thank you to Governor Whitmer for ushering in policies and programs that build vibrant and resilient communities.
