Major milestone for affordable housing in Lancaster County! 🏡 Lancaster Housing Works, a new nonprofit supported by a $10 million commitment from the High Foundation, has acquired its first property — Stonecreek Court Apartments in Ephrata. This 60‑unit community is the launch point for a plan to create 325–360 new affordable workforce housing units over the next five years, addressing the area’s critical housing shortage.

With vacancy rates among the lowest in the nation and rising housing costs pushing out essential workers, this initiative helps ensure that teachers, nurses, tradespeople, and others earning 50–80% of the area median income have stable, affordable places to live in the communities they serve. Big news for Lancaster County! We're introducing Lancaster Housing Works, a new nonprofit dedicated to affordable workforce housing. Today we celebrated Lancaster Housing Works' (LHW) first property—Stonecreek Court Apartments—preserving 60 units in Ephrata, PA.

Lancaster Housing Works’ launch is supported by a visionary $10M commitment from the High Foundation. LHW plans to create more than 300 new units of affordable workforce housing over the next 5 years.

LHW serves residents earning 50–80% of the area median income — teachers, nurses, tradespeople, and other workers who power Lancaster’s economy. LHW will leverage the High companies’ expertise in real estate development, residential property management, and acquisition to help accomplish its mission.

Introducing Lancaster Housing Works! Lancaster Housing Works is a newly established nonprofit increasing the supply of affordable workforce rental housing for Lancaster County residents earning 50–80% of the area median income.

What is affordable workforce housing? For us, it refers to housing for working people who are struggling to pay their rent and life’s other essentials. Housing is considered affordable if a household is only spending up to 30% of its income on housing costs.

Why is Lancaster Housing Works needed? Lancaster County has one of the lowest housing vacancy rates in the nation, driving up housing costs and making it difficult for residents to find homes they can afford. Many people in middle-income brackets struggle to be placed in traditional affordable housing. But they can’t afford market-rate rentals either, leaving them with limited options.
