Rural Housing 101: Stay with me on this one...it's important. In 2012, when KCRD first built houses in Kit Carson a traditional, stick built house cost us $125/sq foot. For example, a 3 bed, 2 bath home, cost us $160,000 (see 1st pic).

Fast forward a decade, to 2022, that same house, would cost us almost double the price to build, so KCRD pivoted and went with a Modular Product. The modular houses with 3 bed/3 bath cost $285,000 to build, or $234/sq foot (see 2nd pic).

Just 4 years later, in 2026, that 3 bed/2 bath stick built house is now about $310/sq foot to build - $375,000 (a 148% increase from 2012) and thus still completely out of reach. BUT now that modular house - went up in price and is now $350,000 to build, and thus also completely out of reach.

So KCRD has pivoted and is bringing in manufactured homes. They will cost roughly $167/sq foot for a 3 bed, 2 bath - $192,000 - roughly half the price of stick built and 54% the price of modular.

We believe these homes are a very well built alternative to stick built or modular homes. Stay tuned.

Note: for this exercise all houses are about 1150-1300 square feet, and 3 bed/2 to 3 bath.
