It's a challenge for people who both work and live in the area to compete with New Yorkers for housing - especially when it is scarce. There are numerous examples of what once would be affordable 'starter homes' getting million dollar makeovers - or being torn down and replaced with a much grander home.

We're eager to build an affordable home or two in Kent, as many towns around us have done with donated lots. If anyone has a lead on a buildable lot, please contact us.

On June 22nd, members of NWCT land trusts and affordable housing organizations met in Norfolk to discuss progress towards shared goals, and attend the ribbon cutting for Haystack Woods, a development of 10 net-zero affordable homes.

The Haystack Woods parcel consisted of a gravel pit surrounded by undeveloped forest. The Foundation for Norfolk Living worked with their P&Z commission to allow increased density so that a meaningful number of homes could be built within the footprint of the gravel pit - allowing the undeveloped forest to be donated to the local land trust.

A much needed soaking rain was falling, but we were all kept dry under the solar panels - which serve as the roof for the development's two carports.

Thanks to the Northwest Connecticut Community Foundation for a very generous grant supporting soil testing at South Common Expansion - a key step toward construction of 13 new affordable homes in Kent.

Connecticut ranked 46th in the Realtor.com ranking, placing it among a "stagnant bottom" tier with New York, Massachusetts, Rhode Island, California and Hawaii. The ranking weighs two factors equally: home prices relative to median incomes and the pipeline of new housing construction.

A number of Kent's peer towns have had great success creating affordable homeownership opportunities. KAH created one in the 1990s - and we'd love to do so again.

Connecticut is one of only 3 states losing housing per capita since 2020. While areas where new construction has outpaced population growth have seen housing costs drop - up to 20% in some areas - housing costs in CT continue to rise.

Fewer homes means more competition, higher prices, and harder choices for the families and workers who make our community run.

CT, NJ and RI are only states that lost housing per capita since 2020. Others have built more than enough to account for population growth.

We mourn the loss of founding board member, Gregg Sheridan, who energetically and enthusiastically served on the KAH board since 1990, and who had just signed on for another term. A warm and generous presence, Gregg was often by our side at community events and worked especially closely with the residents of Stuart Farm. He will be greatly missed.
