🚨 Strengthening Our Neighborhood Watch! 🚨

Hi neighbors! 👋 As a community, we all want to keep our homes, families, and streets safe and secure. A strong Neighborhood Watch is one of the best ways to do that! Here are a few simple ways we can all help:

🔹 Stay Aware & Report Suspicious Activity – If you see something unusual, don’t ignore it! Report any suspicious behavior to local authorities and share important updates with neighbors.

🔹 Lock Up & Light Up – Keep doors, windows, and cars locked at all times. Outdoor lights, motion sensors, and cameras can help deter unwanted activity.

🔹 Know Your Neighbors – Stronger communities are safer communities. Get to know the people around you so we can all look out for one another.

🔹 Use a Community App or Group – Apps like Nextdoor, Ring Neighbors, or a private Facebook group can help us stay connected and share important safety information.

🔹 Create a Contact Chain – A simple phone or text chain can help neighbors quickly communicate in case of an emergency or urgent situation.

🔹 Be Visible – Taking regular walks, chatting with neighbors, and being present outdoors can discourage unwanted activity.

HOA Dues & Assessments (from the website)

Due Annually January 1st
Home Owner Dues (annual assessments) are paid at the beginning of each calendar year. These dues cover the maintenance of the pool, common areas and utilities.

All residents will receive a notice in November or December for the upcoming assessment that is due on January 1st of each year. Regardless of receipt of this notice, the homeowner is responsible for making the payment by January 1st of each year. The payment address for annual dues is:

Non-payment of dues will result in loss of front gate remote ("clicker") and additional action, up to and including, foreclosure of the resident's home. Disabling the remote for the front gate also blocks access to the pool area.

Assessments
In addition to the annual assessments, the association may find it necessary for improvements upon the common property. The special assessment will need an affirmative vote by the Board. The obligation to pay for the assessment will be comprised as the same basis as the annual dues.

The Architectural Review Committee (ARC) is established to approve any and all changes made to the architecture, exterior of the home, or any landscaping, planting, or paver changes made by residents. Residents must contact the ARC to request any and all changes to the structure, paint and/or landscape of their home AND request changes by filling out the ARC request form to receive approval.

Please refer to the WF Covenants section 8.2 for specifics and details regarding any changes. Residents may submit questions to [email protected] and complete the ARC request form to receive approval.

Examples of alteration/additions you must request per ARC form or internet submission: Screen enclosures, Mailbox, Pool, (Requires Building Permit), Shutters, Awning, Entry Door, Satellite Dish, Roof, Fence, (Requires a copy of your property plan with fence drawn on plan and if necessary a current survey as well as the requirement to have the fence installed with the smooth side facing out (towards the street)

You MUST provide the following information:

Complete description, including plans, of alterations or additions.
Type of materials to be used and sample of colors (paint chip of color required for paint requests).
Drawings, pictures, brochures, and/or building permit, if required.
Contractor Information: Provide the Association with the contractor's proof of licensing and insurance prior to commencing work. They must also provide copies of City of Jacksonville building permits and final inspection reports. Please email or attach to the request. Include: Contractor’s Name, Phone number, Address, License Number and the Contractor Signature on the submission.

The ARC meets twice a month on the first and third Tuesday at 6 pm. Meetings are open to the community residents and will happen via Zoom
