Dear Residents,

The HOA Board is in the final stages of reviewing contractors for the community roofing project. Before a decision is made, we want to ensure that homeowners have the opportunity to share any questions, concerns, or suggestions related to this project.

We are asking owners to submit their feedback so the Board can review all input in one centralized location. This allows us to consider perspectives that may not have been previously identified and helps ensure a more informed and productive discussion at our upcoming meeting.

To keep this process organized and fair, all questions, concerns, and suggestions must be submitted using the form linked below. The Board will not respond to emails, comments, or messages regarding the roofing project outside of this form. Centralizing feedback allows the Board to review submissions collectively and come prepared.

On December 24, 2025, our new property manager, Stephen, taped notices on each garage door throughout the community regarding trash can storage.

On behalf of the Board and the residents, I would like to thank everyone who adhered to that notice. With only a few exceptions, residents were responsive and made the necessary adjustments, and we truly appreciate the cooperation.

Thank you all for your understanding and for working with us as we continue to address community concerns.

As we begin 2026, please review the following important community reminders:

💰 HOA Dues
Quarterly HOA dues are $485, effective January 1.

🗑️ Trash Can Enforcement
Trash cans left at the curb beyond the day after collection will result in a fine.
On Christmas Eve, our new property manager, Stephen, placed notices on every garage, and email notifications were also sent.
Claims of not being aware will not be accepted, and no fines will be waived.

🏠 Tenants & Landlords
• Tenants: Please review your lease regarding HOA rules and violations.
• Landlords: Ensure expectations are clearly communicated to your tenants.
Violation-related fees will not be waived.
