🚨 BIG NEWS FOR HOUSING ON LONG ISLAND 🚨

Governor Hochul has signed reforms to New York’s environmental review law aimed at speeding up approvals for new housing and critical infrastructure projects across the state.

As Newsday reported today, the changes could shorten project review timelines by as much as two years — helping reduce construction costs and encouraging more housing production at a time when Long Islanders are facing soaring home prices and rising rents.

Hunter Gross, President of the Huntington Township Housing Coalition, welcomed the reforms and emphasized the need for continued action to address Long Island’s housing crisis.

“I think it will make a difference. If developers have a much lower cost to actually build housing, I think that will translate to lower prices for renters.”

Gross also noted the importance of continuing to explore additional housing solutions, including expanding access to accessory apartments.

The American Dream is slipping out of reach.

A growing number of young people now see themselves as “forever renters” not by choice, but because housing supply is too low, prices are too high, and wages haven’t kept up. 

This isn’t just a national issue, it’s happening right here on Long Island.

At HTHC, we hear it every day:
➡️ Young families priced out
➡️ Seniors struggling to downsize
➡️ Workers commuting hours because they can’t afford to live where they work

The reality is simple:
We don’t have enough housing.

If we want to restore the American Dream in Huntington, we need:

More housing supply (especially near transit)

Starter homes and diverse housing options

Smart growth that meets today’s needs, not yesterday’s zoning

This isn’t about overdevelopment.
It’s about giving people a fair shot to live, work, and stay in the communities they love.

Last night’s public hearing on the Melville Crossing proposal sent a strong and unmistakable message:

Huntington residents want real solutions to the housing crisis.

Speaker after speaker voiced support for transforming an underutilized parking lot and vacant office space into much-needed housing and vibrant retail. The energy in the room reflected a growing reality, too many young people and working families are being priced out of Long Island, and they want solutions now.

As one local student shared, he’s watched his entire generation leave for other states. Projects like this are exactly how we begin to turn that trend around and give people a reason and the ability to stay.

From what we observed, support was overwhelming, likely around 70% in favor, with a clear majority backing smart, well-planned development in our community.

The Huntington Town Housing Coalition urges the Town Board to listen to its residents and approve this project. It’s time to take meaningful action to create housing opportunities, strengthen our local economy, and ensure Huntington remains a place where people can build their future.

A major moment for housing in Huntington is happening this week.

As reported by Newsday, the Town of Huntington will hold a public hearing on Melville Crossing — the first proposed development in the new Melville Town Corridor.

This plan would bring:
• 400 new homes, including 20% affordable units
• Walkable design with parks and green space
• New local retail and community amenities

For too long, young people and working families have struggled to find housing they can afford here.

This is a real opportunity to create a vibrant, inclusive community and keep the next generation on Long Island.

We’ve already seen strong support from residents — and we encourage anyone who believes in smart, forward-looking housing to make their voice heard.

The Huntington Township Housing Coalition was featured in Patch for mobilizing young residents ahead of the Melville Crossing hearing.

Bottom line: we’re doing the work to make sure the next generation has a voice in Huntington’s future.

Too often, the people most impacted by the housing crisis aren’t in the room.

So we’re changing that by reaching out directly, organizing, and showing up.
