"What will happen, they asked, if developer North American Properties is allowed to get its way?" (Charlotte Observer Link Below)
Answer: FACT: There would be a lot more parking, overnight options, and traffic spread out over much longer time period.
Saturday Nov. 13th (Normal Saturday pre-season) 19,864 Guests
Saturday Nov. 20th (Holiday Event) 21,694 Guests that day
Increase of only 9.2% over any other weekend - people just stay longer because of Santa's arrival. Below is the number of guests on property hourly for Santa versus an average for the prior month.
DIS-information: having more density and more (and more convenient) parking spaces, is worse than having what is there today. The same neighbors complaining about needing parking are the ones spreading dis-information about adding more. The hotel provides its own parking, the residential provides its own parking, the office parking is 450 spaces available after hours...that is 60%-70% of the time when guests are on the property - that is 24% increase in spaces, and those spaces are much more convenient than having to park on the surface lot and walk around the buildings to get to the grove.
Traffic and Parking is a challenge for such large events - there are solutions...
1. More restaurants encourage prolonged stays as the wait times on event days are sometimes 1hr+. There are 17 new leases signed for tenants that will open in 2024, many are restaurants.
2. The office building will provide 450 additional parking spaces, conveniently located on the property. These will be available for after hours and weekends - and events.
3. The hotel will house 125 local family cars who choose to make a day of the visit and would not be leaving following the event - with packages offered such as Stories with Santa for kids after the event.
4. The residential units will house locals who could walk, but will also host many others who would be able to arrive early, stay later, while using the excess and visitor parking within the residential building.
5. Open up the South end of Birkdale Village to exit faster following the event.
6. Widen Lindholm to accommodate two lanes at Townley - which has been offered to the Town, at the developers expense.
The additional improvements impact on an Event Day would be a 26% improvement in the efficiency of parking - not taking into account the longer dwell time for departure.
