2026 Annual Meeting Recap — Thank you, neighbors!
A big thank you to everyone who came out tonight to the Annual Meeting at the Community Center. Here's a quick rundown of what was covered:
The Last Year
• New pickleball courts + YourCourts reservation system (live since March 30)
• Perimeter wall pressure washing — 171,000 sq ft cleaned
• Stucco, column, and lamp post refurbishment across the community
• Estates section repairs (gazebo, pavers, fencing)
• Updated ARC guidelines and clearer resident processes
Pool Update
Extended lap pool hours approved as a trial for July 2026 — more usable summer access for residents.
Financials (YTD through April 30)
• Revenues: $914K of $2.75M plan — on track
• Expenses: $806K — running ~$97K favorable to budget
• Total Reserves: $2.43M (includes $400K NHCRWA settlement)
• Reserve Study fully funded in budget for the first time in recent memory: $315,600
NHCRWA Water Pipeline
Timeline shifted — construction now Summer 2027 (Project 37E) along Barker Cypress/Telge/Jarvis/Huffmeister corridors. Protections already negotiated by your Board include a $400K restoration fund, licensed irrigation repairs, solid sod replacement, and 30 days' advance notice before work begins.
Election Results
Congratulations to Taylor George (newly elected) and Sarah Green (re-elected) — both will serve three-year terms.
A thank you to Pete Lehle, who retired from the Board tonight after years of service as Treasurer and At-Large Director.

• Playgrounds Committee Chair — please reach out if interested
• NHCRWA Task Force — looking for residents with landscape, irrigation, engineering, construction, or project management experience
• Parents — please remind kids that parks and greenbelts are pedestrian-only. Repeat damage to trails and drainage areas is becoming a real problem.
