Gym Update:
First and foremost, the Board of Directors would like to thank the members who attended the meeting last night and took the time to share their input and concerns regarding this matter. Member participation is an important part of the Association’s decision-making process, and your feedback is both valued and carefully considered.
We would like to provide you with an important update regarding the future of our community weight room.
Following a report identifying concerns with the current flooring structure, a licensed engineer was retained to evaluate the space. Based on that professional assessment, it was determined that the existing weight room does not meet required code standards and must be relocated to ensure the safety of our residents.
To carefully evaluate next steps, the Board formed a committee to review relocation options and associated costs. After thorough consideration, one option included relocating the weight room to the library. However, prior to making any decision, the Board sought input from key departments, including Maintenance, Recreation, the Restaurant, and Code Enforcement.
All departments raised significant operational and safety concerns with using the library space, including:
• The library serves multiple essential functions, such as:
o Hosting buffet lines during banquets
o Storage for tables and chairs
o Monthly Board of Directors meetings
o Ongoing arts and crafts activities throughout the week
o Existing paid reservations and contracts scheduled up to two years in advance
• Use of this space would require closure of the weight room for multiple days during banquet events (setup, event, and cleanup)
• The library lacks proper ventilation required for a fitness facility
• The space serves as a primary access point for staff and members accessing other areas, including the break room and pottery room
The Board also evaluated additional alternatives, including:
• Leasing off-site space near the grocery store at an estimated cost of $3,000 per month over a three-year period
• Relocating the weight room into the existing yoga room and youth room
After reviewing all options, the Board determined that utilizing the yoga room and youth room is the most practical and cost-effective short-term solution for the Association, while maintaining continuity of services to the membership.
The Board has also approved the build-out of the existing yoga and youth room space to better accommodate the relocated fitness equipment. Our Maintenance team has begun preparations for transferring equipment, and at this time, it is anticipated that members will be able to continue using the space during the permitting and construction process, to the extent safely feasible.
As part of this effort, the Association is planning for an expanded and improved facility, with the completed space estimated to provide approximately 2,400 square feet.
At this time, the Board has approved relocating the weight room to the yoga and youth rooms while beginning the planning process for a future facility that will better meet the needs of the community.
We recognize that our Youth Room is a vital component of our community and as such will be moved upstairs to the former gym location.
