The Tangipahoa Parish Assessor has the responsibility of discovery, listing and valuation of all property within Tangipahoa Parish. All taxable property valued by the Assessor is then taxed ad valorem, or "according to Value" by each of the various taxing districts in the parish.

In Louisiana, residential property is first appraised at its fair market value.

Our appraisers consider factors such as:
๐Ÿ  Recent sales of comparable homes
๐Ÿ“ Location
๐Ÿ“ Square footage and lot size
๐Ÿ› ๏ธ Age, condition, and quality of construction
โœจ Features and improvements, such as garages, pools, or additional living space

Once the fair market value is established, Louisiana law requires residential property to be assessed at 10% of its fair market value.

Example:
A home with a fair market value of $250,000 would have an assessed value of $25,000.

Several factors can affect your property's fair market value, including:

๐Ÿ“ˆ Changes in the local real estate market
๐Ÿ  New construction, additions, or major renovations
๐Ÿ› ๏ธ Damage, deterioration, or removal of improvements
๐Ÿ“ Neighborhood or area development
๐Ÿ’ฒ Sales of comparable properties in your area

Our office reviews market data and property information to ensure assessments reflect fair market value as required by Louisiana law.

Keep in mind: A change in your property's value does not automatically mean your property taxes will increase. Property taxes are determined by your property's assessed value, applicable exemptions, and the millage rates set by local taxing authorities.

Louisiana law requires assessors to value property as fairly and uniformly as possible so that all property owners are treated equally.

Remember: The Assessor's Office determines property valuesโ€”not property taxes. Tax rates (millages) are set by local taxing authorities.

Property is assessed based on its fair market value.

Our office considers factors such as:
โœ”๏ธ Recent sales of similar properties
โœ”๏ธ Property size and location
โœ”๏ธ Age and condition of improvements
โœ”๏ธ Construction quality and other property characteristics

Once the fair market value is determined, Louisiana law applies the appropriate assessment percentage based on the property's classification (residential, commercial, agricultural, etc.) to calculate the assessed value.
